First month's rent AND last month's rent are required at the beginning of the lease in addition to those months' fees. 4. Pet Application Fee- Each pet will have a one-time $250 pet application fee for 1-year leases or $300 for 6-month leases. Each pet will also incur a Refundable $1000 security deposit held in a trust account throughout the duration of the lease. 5. SECURITY DEPOSIT REQUIREMENT: Security Deposits are typically equal to the monthly rent amount. However, in cases with more perceived risks due to credit, income, rental history, etc., the Landlord reserves the right to require a higher security deposit. 6. Lease signing fee- $350 for document preparation, lease preparation, e-signature for all documents, and document storage. MONTHLY 1. LAWN MAINTENANCE: The tenant is responsible for maintaining the landscaping, including mowing the lawn, trimming bushes, and repairing any wear and tear from pets. 2. UTILITIES: No utilities are included in the lease. Tenant to pay for all utilities directly to utility companies. (Gas, Electric, Water, Landscaping, and bi-annual gutter cleaning) 3.
