Rent is charged on the 1st of each month, with a grace period until the end of the 4th each month. A late fee is charged on the 5th of every month. The first business day post late fee, we post 3 Day Pay in Full or Vacate Notices on any and all tenants who are still past due on rent. Rent is expected to be paid on time each and every month. Extreme and special circumstances may be worked with, on a temporary basis. If these policies do not work for you, then we are not the right leasing company for you. We will give tours prior to your application if you complete the pre-screening questionnaire. However, no lease will be signed or deposit accepted until application is complete and a tour or walk through is completed. We will only hold a Property with a deposit for up to 30 Days. *YOU ARE WELCOME DRIVE BY THE HOUSE BEFORE APPLYING* * IF YOUR APPLICATION OR PRE SCREENING QUESTIONNAIRE IS INCOMPLETE OR HAS WRONG INFORMATION, IT WILL TAKE LONGER TO PROCESS OR IT WILL BE DENIED* Proof of a renters insurance policy with each financially responsible adult listed on the policy for at least $100,000 Property Liability is required before move-in and throughout the lease. Failure to provide is an additional $15 fee each month in addition to rent. Pets: $250 Non Refundable Pet Deposit (Per Pet). $40 monthly Pet Fee (Per Pet) In the application, ask if your dog’s breed is accepted. The property owner's insurance policy does not allow "aggressive breeds" or animals with a history of biting on the property. We do not charge additional deposits or fees for documented service/companion animals. Aggressive breeds include: pitbulls, dobermans, Rottweilers, malamutes, akitas, Staffordshire terriers, presa canarios, wolves, wolf hybrids, or any other animal deemed to be aggressive, dangerous, vicious, or having bitten someone MAY NOT be moved in prior to owner approval. Renter Qualification Requirements: Every adult who will be living at property must complete application - Last 3 MONTHS of Paystubs and verifiable employment is required with your application ( Clear Copy ) - Gross combined monthly income must be 3 times the rental price (before taxes and deductions) - No felonies - No misdemeanor charges within 5 years - No bankruptcies in the last 5 years - No previous evictions - No previous drug charges - Positive rental references - Positive Landlord Verification - Minimum credit score of 500 ***Ability to pay rent and submit all maintenance requests online***
