A Good Start
July 21, 2015I've lived in this building for nearly 2 years, and generally, it meets a lot of my needs. The location is one of the best aspects of the building; walking distance to Carytown or Broad Street, very close to a ton of local bars and restaurants, and right next door to the VMFA. There is no off-street parking, but I've only parked farther than my own block 3 times, so there's always plenty of street parking. Front and rear entrances are really helpful, and the small back porch has been great. The ...2 bedroom, 1 bath apartment is very spacious, with a large living room and separate dining room. There's lovely molding and pocket doors as well, so it's aesthetically charming. The bedrooms are a good size with large windows, though only 1 has a closet. There is a closet in the hallway. The kitchen is very slim, with nearly no counter space. We have made it work, but the lack of counter/cabinet space is a pitfall. The gas range stove is great though, and the refrigerator is a good size for 2 people. There is also a dishwasher and disposal, which have been very useful. The bathroom is a good size, with a claw-foot tub and good shower. There is no storage in the bathroom though, and the plumbing is outdated, so we have to turn the valve to the toilet off when we shower to keep the temperature consistent. We are on the third floor in the back of the building, where there is a ton of natural light, which was a huge plus for us. It's an open and airy space with a good layout. The downfalls are the outdated plumbing, small kitchen and tricky circuits. We have blown circuits quite a few times and have had to learn what will work and what won't. It wouldn't be an issue if the fuse box wasn't locked in the basement, so when it blows you have to call maintenance to flip it. Also, there is no Washer/Dryer in unit or in the building at all, and the HVAC system is also outdated, so temperature regulation can be an issue in extreme temperatures. Lastly, the building has changed hands 3 times since we moved in in 2013, so consistent management and problem resolution has been unreliable, but seemingly the newest company (Bonaventure) is buttoning up a lot of those issues, and have been more accessible. Overall, I have really enjoyed living in this apartment. For the most part it has been comfortable, cozy and charming.
