My son and I have lived here for about 3 years and love the peace and serenity of Branchwood! Neighbors are helpful,and Mr Kurt,Ms Rachel,and Ms Erica go above and beyond to resolve any issues or concerns, should any arise. Also,stores and church are within walking distance. We love calling Branchwood our home!

Branchwood was an excellent first apartment for me and my partner. It was quiet and peaceful, well-maintained, and fits a college student budget. Kurt, the maintenance manager, will be knocking on your door to fix any problem almost minutes after you submit a maintenance request during open office hours and is also sure to address after-hours requests in a timely manner.

Quite truly a terrible place to live and the "management" and "maintenance" staff make it even more unbearable. Neighbors move out all around you in a year's time. The reviewers below are not exaggerating when they comment on the bug infestation here (cockroaches, fleas, ants, spiders) along with mold, an A/C unit that barely works, etc. The apartments are old and falling apart. And don't even get me started on the sprinkler system. The staff are invasive and make disrespectful and unacceptable ...

comments towards tenants. They go out of their way to disturb them (and watch them...). Maintenance doesn't fix anything and then blames tenants for issues. He openly admits that he hates his job. Rachael is not an honest person and lacks care and consideration for the Branchwood tenants. Please save you and your family the trouble and do not even waste your time scheduling a showing. You'll be very disappointed when you pull up to view an apartment and complex that look nothing like the photos displayed. And all these 5 star reviews seem really sketchy to me. They are all written the same, and there's no way ANYONE would renew their lease and act like this place is the bread and butter of Winter Park. Give me a break. Nice try, Rachael.

I just signed my lease for a second year because living here is the best deal you can get around hands down. It's affordable, quiet, safe and in a great location. It's the perfect place to call home and it doesn't take long to feel at home. All my neighbors are very friendly and the staff is great. Maintenance is extremely quick at coming to your apartment if you have a problem. The front office has always answered my phone call the first time. And it's not far at all from the UCF area.

This community is very quiet, has a full size laundry room in all of the one and two bedroom apartments, ample parking, all at a reasonable price. Yes the buildings are older and not high end and there are no amenities (Pool, spa, gym, etc), but if you are just looking for a nice place to live that is close to downtown, this place is for you!
