I want to keep this honest as there are many good things about CGR and things that need to absolutely improve. I hope this is fair, as that is my goal.
- The front office is excellent (except for a random dude that works some Saturdays-not Cameron, he's great-that makes empty promises and never follows up)
- The buildings almost always smell like dog urine
- The apartment complex does NOT vet animals or screen them in any way and there are multiple aggressive/not well controlled dogs on the ...
premises.
- The pool and jacuzzi area is awesome except not always well kept with tons of bugs often floating in the ill-cleaned waters.
- The elevator is broken 60-75% of the time, so living on the 3rd or 4th floor is a pain.
- Parking is great and you can almost always find a spot. If you can't street parking is nearby.
- They throw a lot of events and bring in food trucks which is a nice touch.
- My wifi hasn't been working in over a month due to a coax that the apartment claimed wasn't their responsibility but after many attempts for clarification, they found out it was. It's a huge bummer and I still don't have access to any internet.
- Office hours are Tues-Saturday so that's awkward already and its often times hard to get things done promptly with that system.
- The complex is clean on the exterior and very safe besides the aggressive dogs.
- The shared space includes fun amenities like a pool table, Frogger machine, and a coffee/hot chocolate machine. The downside is that the drink machine is down a lot, but when it's up and working its such a nice touch.

We’re currently working on strengthening pet screening and enforcing policies to reduce building odors. We clean the carpets quarterly, and we address any accidents as soon as we find them, including spot-cleaning to help maintain fresh common areas.
Our team is also partnering with our elevator service provider to improve elevator reliability and reduce downtime. Pool and spa cleaning schedules are being adjusted to keep the water clearer and better maintained throughout the week.

Waste of money for a place that doesn’t fix problems. Lots of random fees, property not clean, rude neighbors, no parking. I was not pleased and didn’t not enjoy my time there. I know my husband and I will not be renting there again

The community is nice but you don’t get a lot of space for what you pay. If you invest in some vertical space, you’ll be just fine! The view of the mountains is really nice and the area is close to lots of stores and restaurants. The office staff is extremely kind and will help you with anything you need. People do speed through here, so watch out! Maintenance requests are very easy to put in online but depending on the urgency, they won’t get to you for a little while.

The experience at Cortland Grand River Colorado Springs is spot on amazing customer service amazing maintenance service request handlers and amazing for parking lots for you and your guests dog park and great amenities, clubhouse pool phenomenal gym workstations with free Wi-Fi and so much more property has been upgraded and looks absolutely amazing.

Fairly nice apartment but price is high for the amount of space that you get. The trash valet is great but they don’t pick up every night. The gyms are okay but constantly out of wipes to clean down machines. When I moved in, I surprised at the cleanliness of the washer and dryers in the apartment. Love how many plugs there are in the kitchen, I can plug in all my kitchen appliances. Having two sinks in the bathroom is awesome

These apartments make me feel like I’m in a safe environment and they are very nice on the inside as well. I have lived here for almost 3 years and I really enjoy it. It’s also located in a great spot because we are within a 5 minute radius of most places in the Springs. It’s quiet, we are located right by the highway and academy and we hear nothing it’s amazing.

I have lived in the Grand River apartments for about 8 months. I have been extremely satisfied with the staff and customer service. They are always polite, friendly, and helpful. Unlike many other apartments, Grand River provides a more "home-y" environmental experience with the developed trees and the surrounding grass between the separate buildings.

I started my journey back in August, I’ve been here since end of October. Lee was simply wonderful, reassuring and patient with the whole move in. She follows up with me very quickly on questions I may have. I needed storage and , boom, her Brittney were right on it. Thanks all of you including John and Luke in maintenance. I know I’ll call this home. Also a plus, the peace and quiet here, so grateful.
