HORRIBLE PLACE TO LIVE
November 1, 2025I’ve lived here for over a year and it’s the worst decision of my life. The rent was cheap and that’s the only reason I moved here in the first place, but they’re jacking that up now. The leasing office is unprofessional. Maintenance takes weeks or even months to get back to you. I still have problems with my apartment that I brought to them when I first moved in. The amenities aren’t kept up with. The park is unsafe and they don’t take care of it. The mulch has been gone since I moved in and ...they still haven’t replaced it. Worst apartments you could ever move to
July 25, 2022i have lived here for three years there are roaches, spiders, mice, termites at one time, black mold and so much more disgusting things. whenever you try to put in a service request they won’t come for two months and then literally do nothing. when we reported the black mold they made a huge hole in our closet, said they sprayed something, and covered it with a plastic tarp. After they did that they said they would come back; that was three months ago and the mold has gotten worse and is ...beginning to smell horrible. we find mouse poop everywhere and have found more spiders than we can count. To top it all off our a/c only works with cooling and not heating so in winter we’re freezing. there is absolutely no way to contact them besides leaving them a voicemail and they get back to you months later. please just don’t move hereRead MoreReview from Apartments.com
I’d give them a 5/10
May 9, 2020I’ve lived here for over two years. It’s not a bad place to live and I’ve never had any major issues. The maintenance men are nice: however, the only two downfalls are 1. The office. The woman who work there are nasty and they never ever ever ever answer the phone nor do they return voicemails. 2. You can’t break your lease or they charge you every single month until you’re lease would end. Robbery if you ask me. Never stay in townhouse
September 5, 2019We has ants terrible and termites from when they put down fresh mulch. Our front window leaked when it rained causing under carpet to produce mold and mildew which they didn't show any concern for and that's why we broke our lease 2 months early. The air conditioning sucks if it's 90 outside its 110 inside, I literally had to wet bug towels put them in the freezer to keep my kids cool during the summer. I do NOT recommend anyone to live here especially if you are pregnant or have kids. Horrible ...place ever I give 0 stars if they let meProperty Manager Responded

TRASH !
July 3, 2019Harper Square Apartments are trash. I would not recommend anyone to live there! They are not well kept. The apartments are full of rats and mold. Harpers Square more like A Harpers Scare
March 29, 2019I advise that no one moves here to these run down complex. The leasing staff is incompetent and does not know how to manage their property well. There has been times where you call maintenance and they ignore your simple request. Also there is a huge mice/rat issue here, feral cats, vandals terrorize the playground parks, also there’s a huge mold issue. If you want to move here beware. The price you pay for is not worth it and they treat their military residents very poorly. It may be convenient ...for most but everything that you’d think could go wrong happens at HARPERS SQUARE. It’s unbelievable that they charge this much money to residents and can’t do simple task or answer your questions in a professional manner.Property Manager Responded

Not Military Friendly READ FIRST
April 30, 2018I would not rent here again. I moved here under temporary assignment orders 2018. While filling out the application, I showed the staff my orders and explained that I needed a place from Jan 2018 to May 8th, 2018. The office staff said that this was no problem; I could sign a 12mo lease and just show orders 30 days out to break the lease without any penalty. Fairly standard. Fast forward to early March. I went into the office and informed them that I would be out on May 8th The office clerk ...said that I needed to come back with physical orders to start the process. Getting a copy of the orders was not nearly fast enough; on March 31 I received the orders. I went in the first business day (April 2) with orders. (37 day notice) The staff immediately said that I would have to pay for all of May since I was breaking a lease. I was taken aback. I had spoken with the manager and staff about my move in January. The Harpers Square Manager (Connie Simms) was very rude and said: "you should have read the lease better". They should not have verbally said it was 30 days notice. I tried to speak to corporate (Lawson Realty) to explain the situation and show how I had provided more than 30-day notice and a verbal notice of 60 days. Tami Simonds, the regional manager, was nice but said that it was illegal for them to charge anything less than 60 days. Illegal? But the office staff said 30 days? "A regrettable mistake". A mistake that makes Harpers Square $1000 despite the fact that they have technically had a 120-day notice (since before I moved in). Additionally, Tami pointed out that Harpers Square should not have rented to me in the first place since I did not intend on completing my 12mo lease and their company could legally pursue me on the matter. This whole practice is just plain dishonest. Finally the construction: Fair. During a 4 month stay I had to submit 5 work orders: (heater and garbage disposal didn't work on move-in, bath fixtures stopped working, a second repair ticket for the bathtub since the maintenance man broke the fixture and it leaked through the wall into the downstairs kitchen, two doors fell off their hinges since they were attached with drywall screws, and the toilet runs continuously.) All doors stick. Walls are paper thin. The "gym" is a joke. Playgrounds are nice except the grafiti. Blinds, carpet, and grounds were in good condition and a fresh coat of paint. Overall: might be worth it if the company was honest.Property Manager Responded

We sincerely apologize and are very disappointed to hear that your stay at our community was not a pleasant one. It seems as if there has been a miscommunication between you and our office staff, which we take full responsibility for. However, as we discussed before, due to your military status you are covered under the Military Transfer Clause standard in most Virginia leases. The clause in part states “. . . provide to the Lessor a written notice of termination with a date of termination stated therein with the date not less than thirty (30) days after the next date when rent is due and payable after the date the notice is given to the Lessor…”. You also stated this was confirmed by the legal department you spoke with at your current duty station. We gladly welcome all military to reside in our communities and work with them under the provisions of the military clause stated in our ...lease.
