December 2, 2024Please, please, please do NOT rent this apartment. At first, we were happy to sign the lease here, and now I’ve been living in this apartment for over 15 months. Unfortunately, none of the advertised amenities like the pool, sauna, jacuzzi, or gym have been available to us even once during this time. Despite this, they still charge us for these facilities, which we’ve never been able to use. To make things worse, the behavior of the staff in the leasing office is absolutely terrible. Gross and false advertising
November 28, 2024First of all, these rating scores do not add up to the high score being shown. New residents move in and quickly disappear and it's very suspicious. This place charges residents ridiculous fees and anyone living here for the past 2 years has seen a downturn. The concierges were the best part of the place and we're booted and replaced with AI. The door lock systems on units often don't work. The gym is now renovated and reopened but despite the nice appearance it is set up strangely and the TV's ...in there (not facing the equipment) can't be turned on. The pool has been closed for what feels like forever and apparently the hot tub and saunas are gone (we may never know). The shuttle was discontinued. Terrible place!
October 11, 2024Pool, Gym, Lobby and more is under construction forever! Don't get misled by the pictures. They charge electricity for common areas! Alternative Gym is in a nearby plaza that they own, and you will find homeless people sleeping there! The answer from the front desk and Manager is WE DONT CARE!Review from Apartments.com
Look elsewhere. Better options for the price
February 15, 2024I lived here for 18 months. At the end of my lease term their renewal offer was 20% higher than the rent I was paying. Highest rent hike I've ever seen in my life, and I've been a long-term renter in the DC region. I was a clean tenant, no issues with payments. The building is old and amenities are ok, but not for the price they charge. Route 1 is loud, and good luck getting out of the driveway when there is an accident on the Woodrow Wilson Bridge (which is almost daily at this point), it jams ...up all the roads around this apartment due to the proximity to 495 ramps. There are many other options out there, so think twice before settling on this place.Property Manager Responded

Shady Pricing
November 12, 2023What they won't tell you is that ALL UTILITIES that is used in the common areas are paid BY YOU also. OH, and the water and gas, used by all residents, are also paid by you. So you better be ready to add another $150/mo onto the list price IN ADDITION to the extra $150/mo of your private utilities...Property Manager Responded

Part of our touring process and move in orientation provides to all prospects and new residents information regarding our common area utilities. An individuals apartment electricity is the only required utility maintained and billed by Dominion Energy. All of the utility information and what residents are specifically being charged for can also be found in our lease agreement. In addition, our Shared Service Center sends out communication regarding any utility changes should a resident encounter substantial increases in utilities during their lease term. Everyone’s lifestyle and usage is different so only estimates can be provided. Keeps losing value
August 22, 2023The property itself is fine, some things go into disrepair and are fixed in time so no issues there. The new owners seems hellbent on downgrading things or changing them to make it easier to manage. Which makes sense since this is primarily owned by an REIT so lowering costs is key to shareholder value. We used to have a concierge but that is long gone now. The package system now replaced with lockers that will cost you I believe $60-$80 a year to use. Otherwise, get a PO box. There used to a ...shuttle for this place which was used by residents before the pandemic and adored. Every property in this area also uses a shuttle to take you to the metro because it is a bit over a mile walk uphill. For some reason Huntington Gateway cancelled the shuttle and that cancellation was not reflected in the price at all. You will be nearly $100 in utilities, because the owners decided that you have to pay "shared space utilities" which is normally something that falls on the landlord. It should be part of their operating expenses but in the pursuit of profit and returns they make you, the tenet pay for that. But hey, don't worry those fees go to a good cause! Like a gym that is mostly in disrepair. If you go on a tour and you pass the gym, go ahead and check it out, almost every piece of equipment is broken in some fashion, the treadmills conveniently face away from the door so you can't see every one but a single treadmill has an "out of order sign". Parking is mostly fine, but $75 a month. Prepare for that. The garage doors often have problems, and there have been wheels stolen from cars in the past, the cars were of course dropped onto their frames by the thieves. Oh also the retail, not so bad, not so great. There is an increasing presence of (to put it kindly) riff raff that is making the retail area a very unfortunate space to be in. There has been at least one stabbing in recent memory, and I believe a shooting last year outside the retail area. I can't blame the complex for that entirely, but just a sign of the neighborhoods decline in general. I wouldn't call this property luxury at all for what it is worth, and with you paying for the buildings and your own utilities fully, broken gym equipment, and a declining neighborhood, just be prepared for things to get worse if you move here, while the management adds a fresh coat of paint to the decaying façade. Sometimes it becomes necessary for us to make a hard decision and cancel some amenities that are available to our residents. When this occurs our residents are notified. We have discontinued the concierege and shuttle service as it was just not cost effective to continue. We have had good reviews of our package lockers as a better way to manage the packages and the cost is a one time payment per year. In Huntington Gateway's lease agreement all additional charges or fees are provided. We understand that allocated monthly expenses may vary for everyone. As such, we are extremely mindful to disclose all charges and fees with customers prior to signing a lease agreement. We would be happy to review these with you at any time. Went downhill
April 9, 2022When I first moved here, the rent was reasonable and there was nothing really unnecessary. Now, if I renew my lease, my rent is going up by $200 for the same exact unit, and they install all this new technology such as keypad entry which only drove up the rent.
