I love living here

I have loved living here, I love the nice and quiet area and the staff is amazing! Jenna in the office has been so kind and helpful with any questions I have had a Nicholas and Albert came a fixed an issue with my disposal in no time. I have also really loved going to the fun events in the office like the pet photo shoot today, my dog Moo loved getting her picture taken by Emily!

Alex at Hyland Hills is amazing. He’s professional, friendly, and always quick to take care of any maintenance issues. He does great work and clearly takes pride in what he does. His positive attitude really makes a difference, and it’s one of the reasons I truly enjoy living at Hyland Hills. They’re lucky to have him!

My Experience at IMT Hyland Hills Apartments — A Cautionary Tale

We moved into IMT Hyland Hills Apartments in October 2024, expecting the “premium” unit we paid for. What we received instead was a far cry from what was advertised: The unit was never cleaned prior to move-in — we found leftover food and hair in the washer, and the bathroom was an eyesore with mismatched finishes (plastic, copper, and stainless steel). We were promised stainless steel appliances, but were given cheap plastic substitutes until weeks of persistent complaints led to a replacement ...
— long after we had already paid the premium rent. The washer didn’t drain properly, requiring multiple spin cycles, and the water pressure in the kitchen was barely usable until I pushed hard for it to be fixed. Beyond the unit itself: The pool and grill area — advertised as 24/7 — is almost always closed, meaning the amenities we were paying for were inaccessible. Maintenance is slow and ineffective, despite being hyped as a major benefit during move-in. We experienced black mold in our bathroom — under the sink, in the toilet, and on the walls. Maintenance handled it poorly, even going as far as breaking our cabinet door and falsely claiming we did it. Thankfully, we had video proof. Air conditioning barely works, and the walkways are rarely maintained. Despite the friendly front office staff, the building itself is too old and too expensive for the bare minimum it provides. As someone who previously lived in high-rises, this has been a major downgrade. Less than a year later, I'm breaking my lease and moving out immediately. If you're considering moving here, I strongly suggest doing your due diligence — and keeping all documentation. I’ve saved every receipt, email, and video for when the inevitable shady move-out charges appear. This was one of the worst rental experiences I've ever had. Hopefully, sharing this helps someone else make a more informed decision.

Solid place

You can't go wrong with IMT Hyland Hills their apartments are fairly spacious and there's a premium feel for the price. Micah with the office has real enthusiasm and made me feel accommodated whenever I emailed him. The location is fantastic, across from H-Mart, a quaint park, and a whole shopping area.

Great place to live

Not worth the cost
October 15, 2020
I lived in this complex for approximately 3 years, two of which were under previous management. 1. They specifically ask you to sign a No smoking within 25 ft of any building, yet they do not enforce it. Therefore, if you happen to live by a smoker and you don’t happen to enjoy smoke you are out of luck. There will be a strong smell in the halls and you cannot have windows open. 2. They charge a $25/month valet trash service. This results in people leaving trash outside their door for days and ...
it makes the halls smell awful. 3. They charge a pet rental fee of $35/month and a nonrefundable fee of $350, this does not seem like a lot but when coupled with the rent it quickly adds up. Also, you will constantly find dog waste in the green areas around the apartments. 4. They charge a lease break fee of 2x monthly rent. Based on the average rent you are looking at a fee of $2800+. Most people do not plan on breaking a lease, but in the end, if you need to, be prepared to pay a very large sum of money. They will not provide any flexibility despite events such as a major pandemic. 5. Parking is a huge issue. This will force you to get a garage ($85-$100/month) just to not deal with trying to find parking. 6. Renovated apartments all have wooden floors which are great...except if someone lives above you. You will hear every step they take, every time they vacuum, and every time someone drops an item. This will force you to have a fan to create white noise so you can sleep. 7. Water bills are always high. There was a month where I mostly traveled and was never home and the bill was exactly the same. Therefore, you do not pay for use, you subsidize the use of every resident in the complex. 8. In the affordable, non-renovated apartments, they use very poor quality materials. They ACTUALLY paint the countertops and the bathtub. The bathtubs will peel because the paint does not like to be submerged in water. The countertops will stain because white paint can absorb colors. This of course makes your apartment less attractive. But the worst part is that they will charge you for REPAINTING the bathtubs ($65) and the countertops ($285). Essentially, they make you pay for their poor choice of materials. 9. They will try to nickel and dime you out of your security deposit. Including charging you for the stove drip pans (all 4 for $32) that are no longer “new”. Despite the fact that wear and tear is part of the rental business.
