Applicant has the right to provide the property manager or owner with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides the property manager or owner with a PTSR, the property manager or owner is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for the property manager or owner to access or use the PTSR.

September 5, 2025Overall the building is nice and the staff are good. The A/C issues I experienced in 106 are unlike anything I've experienced in my 15 years as a renter. My air conditioner has broken (run out of charge) 6 times in the 2 years I lived here. The first time it happened I was in 78-80 degree heat for almost a week before it was resolved. That's why I've been so loud about it every time since. Again, again, and again, contractors were called into my apartment. Sometimes they were here all day. It ...still to this day is not fixed. I elected to move upstairs to a unit I really hope is more stable than this tiny studio on the first floor. Michael, the building super, has generally been responsive, but the issue remains and is unacceptable given the rent I pay for this tiny apartment. March 4, 2025Thank you for allowing this space to provide feedback about the Modera LoHi building. I would like to start by saying that Sam and her team do a wonderful job keeping up most of our building, including hallways, and indoor common spaces. One of the main reasons I choose to rent at Modera LoHi is due to its outdoor spaces. I would like to advocate that more resources are allocated to the up of outdoor spaces. Specifically, the pool, hot tub, pool deck, and fire pits upstairs. Most egregiously, ...the hot tub is covered in mold, not to mention the pool deck itself is shabby and dirty. Proper pool/spa up keep is not a small job, and requires pools and spas to be scrubbed weekly rather than just dosed with chemicals. Please support Sam with MORE RESOURCES and STAFF to allow for proper up keep of the pool and outdoor spaces. This includes the fire pits that have not worked for the entirety of my time living at Modera. Please contact me for more information if needed.Property Manager Responded
