Roaches, sewage smell, no hot water

Move in process was easy. However, I've been dealing with sewage smell, neighboring cockroach infestation (I don't keep food in my apartment), infrequent hot water for showers, frequent water shut offs, and frequent gate issues so nobody can leave the parking lot and end up missing work. Management does not respond (I tried to reach them for 9 weeks before I got a response) and I haven't been able to functionally use my apartment since I moved in. I don't stay here overnight anymore due to ...

frequent sewage smell and because I woke up to a cockroach crawling on me. This is a literal hellscape. Save your sanity and don't bother.

I've lived here for over a year now and I have to say though there are many reasons why I have chosen Olive Square as my home, I absolutely adore both managers of the property Shannon and Morghan. They are warm and friendly and eager to help in any way possible. Both of their efforts make it a lovely place to live.

After it was sold, everything became so bad that we had to leave these apartments. the manager said twice that they would return our deposit and checked our apartment, but after we left they did not return anything to us. I repeatedly came to find out why, but they called the police !!!! After that we sued and won the case. I do not recommend it !!!

I love everything about this place. The management is really welcoming and helped my move in be super easy. This was my first time living on my own in apartments, so i was a little nervous. They explained everything very well so i understood the process. It’s in a nice area, i know that my car will be safe living here. I highly recommend these apartments for the Carmichael area! I love them

This property just recently went under new management and the staff here is great. They made my move in so easy and helped me throughout the entire process. Maintenance has been very on top of work orders and making sure the apartment is in great shape. I HIGHLY recommend this place! It is super peaceful and very safe!

This is a very poorly managed apartment complex. Whenever we had issues it was such a struggle to get them to come out and fix it. Such as the leak in the bathroom ceiling from the leaking toilet upstairs that took them a week to fix. We couldn’t go to the bathroom without being dripped on. The final straw was the sewage flood that was a result of another unit causing a back up, filling out unit with raw sewage that was backing up out of the toilet, tub and sinks. situation but just mopping, yet the walls and floors were saturated. It took two weeks for them to even start work on the unit(tearing up floors and repairing soaked walls). In the meantime my roommate and I were left without a place to live while the work was being done. I highly suggest you look elsewhere.
