Don’t do it
May 22, 2025Not well kept. Elevators are constantly malfunctioning. Fire alarms consistently goes off at odd hours and times. For extended periods of time. Despite being a no smoking property… consistent cigarette and weed smell. That can and will infiltrate units to the point it’s overwhelming. Staff is rude and condescending. Knowingly and willfully sends out false, deceptive communications regarding balances and fees.Review from Apartments.com
A nice apartment for a decent price with one huge drawback
May 20, 2024The drawback is crime, specifically auto theft. It seems like every week someone has their cars broken into, tires stolen, or some other incident. We've had armed carjackings as well. And management's response has been suboptimal at best. I don't typically leave reviews for this sort of thing, and I am a lot more forgiving toward management than other residents here, but it's been really disappointing how they've responded to the crime issues, which seem to be getting worse. I should also note ...that after a recent incident, the email they sent to residents was woefully inadequate, and included a frankly condescending note that said, and I quote, "as a gentle reminder, always keep doors and windows locked and be aware of your surroundings...As you can appreciate, no one can ensure your personal safety." There was nothing in the email about what management was doing to try to prevent this in the future (in this case, a guest had all their tires stolen). You get what you pay for! And you'll hear footsteps all day
March 7, 2024There’s a reason the rates are lower than other places around. Always maintenance issues that only get bandaid fixes. Older building that you can tell needs TLC. Going through lease renewals is a pain and goes through a corporate office that doesn’t care about the issues you have here (leaks, compressors, etc.). Unethical approaches for the corporate leasing office that can't even easily transfer you to a management team. Love hearing your upstairs neighbor? Great! They installed hard surface ...throughout that has no insulation so unless you're on the top floor, you'll always know where your upstairs neighbor is in their apartment. The Reserve service and leasing teams themselves are really nice. Bugs, Noise, Mismanagement
April 8, 2022I am a current resident at the Reserve and live in a first floor "renovated" apartment. Despite me never never writing an apartment review before, I feel compelled to warn people to not rent here. My experience has been completely horrible. First of all, the pictures online are generous and entirely misleading - they're definitely mostly cardstock. The renovated units are barely upgraded - in fact, they only tiled half the kitchen! So the half of the entire kitchen has no tile. Secondly, this ...community is made out of wood, not concrete (coding / building requirements) so you can hear EVERYTHING. Dogs barking, neighbors stomping, babies crying, everything. And lastly, the amount of bugs coming into my apartment on a daily basis is grotesque. And I don't mean small spiders or the occasional fruit fly. Huge beetles, cockroaches, massive 100 leg centipedes. Management keeps sending "pest control", as if that permanently rectifies the situation. Not only have the bugs not stopped, now they're also dead and trapped in these cheap sticky traps. It's horrible. Please take your money and rent somewhere else. The only reason I am still living here is because they told me ID HAVE TO PAY (ALOT) TO MOVE OUT, for their issue. The Worst and not worth the Money
April 26, 2021I wish there was 0 rating. i was the first to move here during the pandemic literally one of the worst places i lived in. low quality i can hear everything (Cheap walls, i can hear the AC vents cracking all night), code violations, my car got broken in like 3 times. don't get me started on the mail... no mail room, multiple mail theft incidents. lost almost 300 dollars worth of deliveries. Also, good luck finding your apartment, or order food deliveries NIGHTMAAAAARRREEEE!!!!!!!!! no apartment ...plan signage for hallway guidance. Garage is the worst garage on earth. structure is falling apart, they recently changing all structure beams. My upstairs neighbor had an illegal window ac in the balcony and it destroyed my patio furniture with water and when i reported no one cared. i literally had to yell at the guy to stop. Worst living experience I’ve ever had
September 30, 2020I wouldn’t live here again if my life depended on it. The apartment was disgusting when we moved in and they didn’t do anything about it besides send someone to pour bleach in the washing machine that had built up detergent and used dirty socks in it. I had to move back to North Carolina for a couple weeks until they found a good scratch and dent washing machine to replace mine because I had to go to the doctor because their appliances were so dirty that my skin broke out after using it to wash ...my clothes. My oven came with some nice crusty left over food too. My dog got attacked at the dog park and they did nothing other than tell the guy he can’t bring that specific dog back but any other dog he was fine to bring. Our apartment flooded and ruined hundreds of dollars worth of stuff and they told us to expect it to happen since we live on the first floor whenever people pour grease down the drains it backs them up and everyone’s waste water would flood in through my garbage disposal and fill up my sink & kitchen. How lovely. They didn’t apologize or offer to replace anything, they didn’t even help clean up all the water all over the apartment. The gates are always broken, one time a gate even broke while I was driving through it and it damaged my vehicle. I could go on about the awful things that have happened here in the past 11 months but unless you like seeing dog poop on the sidewalk and used tampons on park benches this isn’t the place for you. Decent
December 4, 2018Great staff. But for the price the apartment should be better, they didn't do a very good job renovating. I have lived all over CA and I paid less and had better there. You can absolutely hear your neighbors next to you and above you, even when they use the bathroom. The apartment that they show you is not the one that you get. I heard that there were some crime issues with vehicles when I was moving in and after a few months my car also fell victim. It is also true that the front gate is broken ...more than not. The heat also doesn't work very well, even when leaving it on in the 80's it has never got warmer then 73. The gym is on point and probably the best that I have seen at any location. Office Staff Difficult to Work With
August 17, 2018We received a water bill of about $360 a couple months ago, the result of a leak above our apartment. The office staff advised us to pay the full amount and then work with them and the water company to get the issue sorted out. So we did. It has been more than a month since this process began. The only time we've been able to communicate with the office on this is when we have contacted them. They have never followed up with us when the ball was in their court. They rarely answer the phones ...and have not responded to voicemails we have left and emails we have sent trying to figure out what the situation is. Maintenance is pretty good, though. Great Apartments, PERFECT Location
April 8, 2018My husband and I lived here for a year and then had to move out due to duty station changes. The ONLY thing I didn't like was how thin the walls and floor were. The buildings are older but newly renovated. The renovations were beautiful but we lived on the 4th floor and our neighbors ALWAYS thought we were running around, even when we were just getting up to use the restroom in the middle of the night. You can hear everything from your neighbors, so if you have really quiet neighbors you won't ...have anything to worry about. Other than that, these apartments are located in a great part of town across from the perfect shopping outlet, and it's only 15 minutes outside of DC and the staff does a great job at up-keeping the grounds.Read MoreReview from Apartments.com
You "pay" for what you get
June 6, 2017Old, outdated, and in need of some serious work, apartment. The word PAY is in quotes, because its way over priced for what you get. Staff can't seem to understand and clearly explain their prices, and fees included when signing a lease; it was one thing on the phone and another in person. You can get newer, and nicer, for the same price, anywhere else. They also wont help when looking to negotiate a new lease; you'd think they'd rather you stay than move out, but clearly all they care about it ...raising rent. Same experience as others on amenities: gym was closed for about 6 months, and the pools only open for 3... not sure what the $500 amenity fee gets you. Same experience as others on heating/cooling: unit has trouble staying at a temperature, and cost a lot to run. The day we moved in, things started to break and were in constant contact with maintenance. The most frustrating thing is the entrance gates; they never work. The remotes they give you never worked right and the gate off Route 1 typically has a line trying to get in cause the gate wont open. Also, for a "gated" community, the gate was stuck open for several weeks allowing anyone to come in and out as they please.Property Manager Responded

Go somewhere else
May 31, 2017Almost as soon as we moved in, the gym was closed "for several months over the winter" for renovation. That lasted over a year. They compensated us for the loss of that free amenity by partnering with a local gym to get us a discount. The security gates are in constant state of disrepair. For months we had to try to sleep through the constant creaking of an un-oiled gate that would scrape the concrete because it was installed wrong. The elevator gets frequently stuck on our floor and endlessly ...alarms. Multiple times the building fire alarms would go off for no reason - driving everyone from their apartments. While I was there, one of the tenants shot someone's dog and there was a standoff between the police and someone holed up in one of the houses. For the most part, though, the neighborhood seems fairly safe. Which is good since there is no smoking anywhere on the compound and smokers must go outside the gate to smoke. Probably one of the worse conditions was the fact that I had little control over the temperature in my apartment. The rental office decides when heat and air conditioning are switched over. Renters do not have the option to heat or cool there apartments at their own whim. This is completely unacceptable for a region that has such vastly varying temperature shifts during the transitional months. This last spring the temperatures reached the low 90s several days before air conditioning was turned on. All we had available was more heat. Several days after they switched to AC, the day temperatures were in the mid 60s and overnight temperatures were in the low 50s but we no longer had heat. For a pet in the apartment all day with temperatures so high, that is inhumane. I spoke to a rep about it and they said the fix would be simple and only cost a few dollars.
