Prospective tenants, exercise extreme caution when considering Southern Villas managed by TL3 LLC. The staggering turnover of 13 personnel in a brief period exposes a troubling lack of stability and competence. Maintenance issues, ranging from persistent plumbing woes to a malfunctioning fan ignored for an egregious six months or more, paint a disheartening picture of systemic neglect. Safety concerns are rampant, with a massive hollow oak tree near my residence posing an imminent threat. ...

Frequent break-ins add to the growing sense of insecurity, and the pool remains a constant headache. The revelation that pest maintenance charges are levied without any actual service is an egregious example of exploitative practices. In a recent storm, the management's negligence reached new heights. Despite repeated requests to trim a dying tree, a colossal branch weighing thousands of pounds broke off, puncturing a hole in my roof. Immediate reporting of this dangerous situation yielded no action from the indifferent management, leaving the perilous limb precariously in place. Driving around the property reveals a landscape marred by damages from fallen tree limbs and roofs patched with tarps. For over a month, water leaked into my residence, causing visible stains and discoloration of the roof to a sickly yellow. The utter disregard for resident safety and property maintenance is not just inconvenient but reprehensible. While wear and tear are inevitable, the majority of these issues stem from a glaring lack of proper maintenance and property upkeep by the negligent management. Your responsibility as a renter should not extend to carrying the burden of long-term structural problems. Southern Villas fails to prioritize residents' well-being and shirks its duty to maintain the property adequately. Save yourself from this leasing nightmare of false promises, neglect, and unwarranted charges. Choose a residence where the management values tenants, upholds maintenance responsibilities, and ensures your safety.

Moving into Southern Villas has been the worse experience of my life. They are not professionals. They say the villas have been remodeled, but it is a lie. I have been living here for two months and both the tubs leak water. Now again the tubs are broken and we have water leaks on the ceiling. The flooring was redone but unfinished. The windows are in bad conditions and have gaps where small critters come in. The day we took the keys to the villa we came in and the villa was dirty. We still have ...

Several other things that have not been fixed. So before you move in, don’t be fooled by the model, ask to see the unit before putting down any deposit. This place is not ready to be lived in. If you have kids like in my case, I do not recommend it.

I been living here since the last year. The management team has been superb, even towards my unique and random requests. The neighbors are nice and friendly. Their positive outlook on this apartments gives a sense of satisfaction of living here. Parking never seems to be a problem, even during the late hours.
