The following screening criteria are applied consistently to all applicants. APPLICATION REQUIREMENTS • All applicants 18 years of age or older must submit a completed application and authorize screening and verification. • Government-issued photo identification is required. • Any material misrepresentation, omission, falsified documentation, or inability to verify information provided in the application may result in denial. INCOME REQUIREMENTS • Combined gross monthly income must equal at least 2.75 times the monthly rent. • Applicants must demonstrate a stable and verifiable source of income sufficient to satisfy the income requirement. • Applicants who do not independently satisfy the income requirement may qualify with an approved guarantor. • Guarantors must demonstrate gross monthly income of at least 5 times the monthly rent and satisfy applicable credit and screening requirements. • Additional documentation may be requested to verify financial qualifications. • For Housing Choice Voucher (Section 8) applicants, the income standard applies only to the tenant-paid portion of the rent. Voucher documentation may be required. CREDIT & FINANCIAL REVIEW • Credit history will be evaluated, to the extent permitted by applicable law, based on overall credit profile, payment history, debt obligations, collection activity, and housing-related credit performance. • Outstanding housing-related collections or obligations, or significant recent delinquencies, may adversely affect eligibility. • Recent major derogatory credit events may be considered in evaluating creditworthiness. • Applicants with otherwise satisfactory qualifications may be conditionally approved where permitted by applicable law. RENTAL / HOUSING HISTORY • Satisfactory rental or housing history is required when available. • Housing-related history may be evaluated to the extent permitted by applicable law, including material lease violations, unpaid rental obligations, and court records lawfully available for consideration. • Applicants must provide complete and accurate housing history for the preceding 24 months when available. Periods during which the applicant was not renting may require explanation or additional documentation. • Failure to provide sufficient information to verify housing history may result in denial. • Applicants with limited or no rental history may qualify based on other factors or with an approved guarantor. OCCUPANCY STANDARDS • General occupancy guidelines are subject to applicable law, unit size, configuration, physical limitations, and health and safety considerations. CRIMINAL HISTORY REVIEW • Criminal history, if considered, will be reviewed through an individualized assessment that considers the nature of the conduct, severity, recency, evidence of rehabilitation, and relevance to resident safety and property protection. No automatic disqualifications apply. ADDITIONAL POLICIES • No pets are permitted. Assistance animals are accommodated in accordance with applicable law. • Reasonable accommodations and reasonable modifications are available to qualified individuals with disabilities in accordance with applicable fair housing laws. • Resident shall maintain renter's insurance with personal liability coverage in the minimum amount required by the lease. GENERAL COMPLIANCE • All applications are reviewed in the order received once complete. Approval decisions are based on the applicant's ability to satisfy the published screening criteria and applicable legal requirements. • These criteria are applied consistently and in compliance with applicable federal, state, and local fair housing laws.
