NOT SAFE FOR PETS/KIDS
June 17, 2023I would give 0 stars if possible. During my time living here, I was bitten by a copperhead outside of my building. Rushed to the ER, and then told by the apartment complex leasing staff that copperheads are a protected species and despite it biting me, I wouldn’t have been able to kill it anyways. Prior to this happening, I had brought up the snake issue with a different leasing consultant who said “well, there’s black snakes, but they won’t hurt you” she was right, a black snake didn’t hurt me a ...poisonous one did! I tried to warn as many neighbors as I could, as this place is very popular with dogs and kids. The complex refused to do anything, including warn the residents of the snake problem. My neighbors sent pictures of snakes and warned the leasing office via email on more than one occasion. They really don’t care about your safety here. I hired a lawyer to try and recoup some of the money for the hospital bill but the complex’s insurance company told my lawyer to stop with the fraudulent lawsuit. Do You Love to Hate Where You Live?
April 6, 2022If you enjoy living with rodents who spread disease and don't pay rent; If you revel in paying too much and being treated like utter garbage by the office staff; If you get off on putting in maintenance requests that take too long to complete, are done beyond poorly, and some outright denied; If you get a high from breathing in mold that forms from leaky appliances they refuse to fix; If you get a thrill from sleeping in a room where the windows don't close all the way, let alone lock, and ...then get the runaround for months on replacement; If the masochist in you gets your kicks by stubbing and cutting your toes, and tripping over steeply-bowed wood floorboards on the balcony, If you savor the fragrant waft of garbage stacked in mountainous piles outside a sole trash receptacle; And ultimately, if you idiotically appreciate flushing your money right down the proverbial toilet to pay for a place you can never ever call “home” … THIS IS THE PLACE FOR YOU!Read MoreReview from Apartments.com

There are Some Minor Issues, but a Good Place to Live
October 24, 2017I am going through a divorce and needed a place ASAP for me and my son to stay and Ultris was very nice and accommodating. Being new to the Stafford area, I found out there are not many apartment complexes in the area. I also noticed that quite a few apartments down here have a financial cap, where since I made too much money I did not qualify to live there. The price for the apartment I guess is decent (I'm just cringing since I am paying more for my apartment versus what I was paying for my ...mortgage). The maintenance crew are good and come in a timely manner to fix items that aren't working (nice feature coming from living in a house). The complex and the apartment itself is beautiful and for the most part clean plus they have a pool (that makes my son very excited when the pool is opened). I am very grateful that I cannot hear my neighbors next door and only can hear the I-95 traffic only outside the door when I leave for work. The apartment complex does have events and contests for the tenants which is nice. Plus there is a playground for the kids to play on. My six year old son mentioned to me a few days ago he would like for us to live here forever, so that's saying something. I do have a few concerns such as some of the tenants that have pet's do not pick up their pet's droppings outside the pet area and I agree that the trash dump on property is ALWAYS over flowing. The water pressure when I take a shower SUCKS sometimes (hardly any water comes out), and I am not washing clothes or running the dishwasher at the same time. It was so bad one time, it literally was a trickle, but that has only happened once. All in all the place is very nice.Property Manager Responded

We would like to the opportunity to address the few concerns that you listed. First, all pet owners are expected to pick up after their pets and can lose their pet privileges if they fail to do so. If you are aware of a particular resident that is in violation of this policy please pass that information along to the office staff so that we may address it. Secondly, the trash compactor is picked up every Thursday. You may notice it being fuller than usual from time to time and this is typically caused by trash being placed in the compactor without the button being pushed afterwards. Lastly, if you are having trouble with your water pressure please call the office at (540) 720-2001 to place a work order. Don't move here
August 10, 2017We have lived here for a month. Apartments are nice, the staff is awful. We regret moving in here. Not only did they sell the original apartment we were supposed to have, and were forced to move into a smaller one, but they refused to give us the deposit and application fees back, even after admitting they were at fault. I put in several work order requests, and the maintenance guys said they were completed even though they weren't. One of those orders being a window that is constantly open, ...letting in hot air. Another issue we had is their website originally stated 2 pets max, $300 pet fee, $30 rent. They tried to charge us $600. We asked to see where we agreed to that, and they said we never signed the pet agreement, and admitted they were at fault once again. Brittany smith, the manager, told us to pay he $300 or to get rid of the dog. She sounds lovely right? Make sure when you move in you document every single conversation you have with them, they will constantly try to screw you over. The convenience to the highway is nice, but having to deal with the staff makes it not even worth it.Property Manager Responded

Nothing Special
August 29, 2015Overall the apartments are nothing special. The management overturn is through the roof (multiple times in less than a year). 95 backs up into the property so depending on what building you are in you will hear traffic all the time. Horrible new management!
September 5, 2014Horrible new management. They do not honor old management leases. They now require things like steam vacuming at move-out. This is not in the previous managements lease. We were charged $200 in move-out fees that they got from their new leasing contracts- with excuses that in our lease it said "must be returned in the condition it was received", basically they want it professionally cleaned at move-out. They are basically manipulating old contracts words. When we tried to discuss this with new ...management they were not helpful in any way. New Management is Bad
December 5, 2014Before it was sold the apartments weren't too bad. When trying to put in a notice that I was not renewing my lease, one of the people at the leasing office made it as difficult as possible trying to find every way he could to make me have to stay longer. The maintenance is horrible, they don't repair anything unless they absolutely have to. They have to flip a switch to turn on the heat for the winter but they forgot mine. You have to pay for your light fixtures and install them yourself or pay ...someone. There is only one dumpster that is always overflowing. They raised the rent this year by $50/month and it was already higher than most places. My bathroom vents (and weirdly enough the kitchen light) are very noisy.Read MoreReview from Apartments.com
