About Victor South Apartments
Victor South is an all bills paid, affordable apartment community in Tulsa's Brookside area! Tucked away in a beautiful and quiet neighborhood between S. Lewis and S. Peoria, our efficiencies, 1 BR 1 Bath and 2 BR 1 & 1/2 Bath units feature large square footage, big closets, ample cabinet space, refrigerator, dishwasher, range/oven and garbage disposal. Rent includes gas, water, trash, sewer & electric with no utility deposits. Property amenities include on site management, a laundry facility, swimming pool and plenty of free, off-street parking. We do not charge a monthly fee for parking, however your car must have current tags and be operational. We do not accept Section 8 or rent vouchers. Our income requirement is income is 3X the rent, with proof of income. We require a 600+ credit score. We do not allow tenants with felony convictions or evictions in the last 7 years. Move in costs are a $35 application fee, first month's rent and a security deposit. No cats. Dogs are allowed under 25 lbs. full-grown, however no aggressive dogs/breeds. If your pet is accepted, you will pay a $300 non-refundable pet fee, provide a photo of the dog and sign a Pet Agreement. We do not charge a monthly Pet Fee. The office is open 8 AM to 4 PM Monday - Friday. Please stop by the manager's office on the corner of 50th and S. Victor to complete an application for tenancy or tour an apartment.

Avoid
March 21, 2022My first complaint would be the black mold in the closet when I first moved in, and how it was simply patched over. It of course grew back. My aunt has also had black mold problem being on her AC unit. She was mocked by maintenance for getting sick from it, and was told to “simply wipe it off”. My car was stolen from the parking lot, and both my aunt and I have heard gunshots. I was also denied my late mother’s security deposit because “too much stuff was left behind”. I was also denied for the ...same reason. The pool was disgusting, and I opted to do laundry offsite because I could rarely pin down the apartment manager to access the laundry card loader.Property Manager Responded
May 17, 2024In the last 12 months we replaced the manager and hired new maintenance staff who regularly work at Victor. We would not let you down about mold under any circumstances, even if we had to vacate a tenant to treat a mold issue. Our pool is inspected when the pool is open from Memorial Day to Labor Day, and we have a Tulsa Health Department certified pool operator to maintain the safety of the water in the pool. The security deposit at Victor is $300, and we wouldn't withhold the entire deposit for just a load to the dump which costs us $139. I hope you know your review helps us improve!

Worst apartment ever
June 28, 2017Worst apartments I've ever lived in. Roach infested. Manager stays on property but is never in office or available to answer phone. Maintenance doesn't seem to know how to properly fix anything they go through my stuff when I'm not home. Worst experience I've ever had. Very unprofessional. I encourage anyone that is interested in these apartments to keep looking so your not stuck in the same rough spot I am which is throwing away everything BC its roach infested and looking for a new apartmentProperty Manager Responded
May 17, 2024I am so sorry that happened to you. We don't have pests anymore! We have a pest service and they treat the apartments quarterly on a schedule. On occasion a person will not allow us to spray and they get a pest. When that happens it threatens to invade other tenant's spaces. That is a time we would have a tenant pay for extra treatments for that pest or ask them to vacate the premises so we can treat the issue for everyone else in the community. We hired a new manager in the last 12 months and we hired new maintenance staff. We worked very hard to overcome bad reviews with action. Your reviews help us improve!

lived in apartment 91 for a year and a half
February 5, 2016It is a discussing place mice and roaches iv told the manager about the leak in the bathroom three times it was never fixed I'd never go back there the managers name is Bob!!Property Manager Responded
May 17, 2024Hi there. Thank you for the review. Unfortunately, we don't have an apartment 91 at Victor. We only have 60 apartments. I am not sure if you lived at Victor, but just in case...we have our apartments treated quarterly for pests and we hired a new manager and new maintenance staff within the last year. We do value feedback from our tenants and try to stay on top of all maintenance requests/needs.

Victor/Bali South Apartments
August 24, 2015These apartments are in an ideal location, not too far from shopping, dining, and entertainment in the Brookside area. They are all bills paid and don't have a lot of amenities, but they're very economical. It has a nice, well-maintained pool and the grounds are well kept. There are two coin-operated laundries on the premises which seems to be ample. I've lived there 2.5 years and haven't had any problems. Very quiet for a bills paid complex.
