We are an affordable housing community located in the Heart of Downtown Dripping Springs, TX! We have amazing community with the peace and quiet of the country all while being a minute from downtown and 5 minutes from the high school and middle school. Our property is a small, close knit community where we get along and have gatherings together. Both the property manager and maintenance supervisor live on property, so not only are they here for their residents 24/7, they are also a part of this community on a personal level as well. Our units have all matching energy efficient appliances, and the washer and dryer are included in every unit. We are only 5 years old, so like new, well insulated, new windows to ensure electric bills are not high. Apartments are beautiful and spacious which is about the only nice things I can say. Since moving in, the manager has left, another came in but hasn’t even hardly been in the office at all. A part time person is there occasionally but she is of no help either. Management and maintenance absolutely does not exist here. Called about a maintenance issue and still no response. Trash is still all over the place that has been here since the day I moved in. The worst part, the walls/ceilings are the ...

most paper thin I have ever experienced in apartment living. I can here my neighbors phone on VIBRATE going off in the bedroom, upstairs has a child that run and throws stuff on the floor daily, I can smell people smoking weed (which I really don’t care that they do) but I shouldn’t been able to smell it lol, drug deals in the parking lot, people don’t pick up their dog crap, I can literally hear other people’s conversations if they even remotely raise their voices here.

You do NOT want to live here! The grounds have trash thrown all over the place. Obviously, no one is responsible for picking it up. The trash dumpsters have trash bags, ceiling fan, mattresses, broken glass and other paraphernalia just thrown around them, been that way for months. The manager does nothing to improve the quality of the property! There is NO on site manager, he leaves at 5:30, no one here on the weekends. There is NO on site maintenance people, there's NO maintenance people here at ...

all! You can watch people dealing drugs every day, several times a day. There's NO security cameras or security people, not a good place to live. This is not a 1 star complex, it's a 0.
