Option 2: A traditional refundable security deposit equal to 1x the monthly rent There is also a $100 Lease Origination Fee and a $65 Application Fee per adult. Renters insurance is required, with the amount varying by provider. Proof of utilities in your name is also required prior to move-in. Requirements: Gross income of at least 2.5x the monthly rent. No evictions in the past 7 years. No felonies in the past 5 years. A valid Tax ID or Passport is accepted. Section 8 is not accepted for this property. No more than one bankruptcy over 2 years old. A credit score of 600+ is preferred for at least one lease signer. Applications must show at least two months' rent available in cash or bank accounts. This is a combined total for all applicants, not a requirement for each individual. Applications not meeting this requirement will not be processed and will be declined. Warning: Do not fall for rental scams. We do ask for a pre-application before scheduling a viewing but it is FREE.
