The Premises consists of approximately 1,000 square feet, including 3 bedrooms, 1 bathroom, kitchen, and living areas. 2. Lease Term This is a fixed-term lease for 1 year. At the end of the term, the lease does not automatically renew. Any continuation of occupancy will be on a month-to-month basis only upon mutual written agreement. 3. Rent Monthly rent is $1,800.00, due in advance on the 1st day of each month. Rent must be paid in cash. 4. Use and Occupancy The Premises shall be occupied solely as a private residence by the approved Tenant(s) and any authorized occupants listed in the lease. Subletting, assignment, or short-term rentals (e.g., Airbnb) are prohibited without prior written consent. 10. Maintenance and Repairs Tenant is to keep the Premises clean and report any needed repairs promptly. Tenant is liable for damages beyond normal wear and tear. The property will be maintained in habitable condition per the Massachusetts State Sanitary Code. 11. Other Standard Provisions Tenant is to follow all local, state, and federal laws. No alterations to the unit without written approval. Ownership has the right to enter with reasonable notice (typically 24 hours) for inspections, repairs, or showings near lease end.
