The tenant will be financially liable for damage caused by the tenant, occupants, or guests beyond normal wear and tear. ### 9. Smoking No smoking is permitted inside the house. The tenant will be financially liable for reasonable damage, odor removal, or cleaning costs resulting from smoking inside the property. ### 10. Tenant Screening Requirements Applicants will be evaluated using consistent screening criteria, which may include: * Preferred credit score of **700 or higher** * Gross household income of at least **3 times the monthly rent ($9,750/month)** * At least **2 years of rental history preferred** * Good rental payment history * No recent eviction history * Positive rental history * Stable employment * Employment and income verification * **2+ years of employment history preferred**, while evaluating each applicant consistently All applicants will be evaluated according to the same screening standards and applicable federal, state, and local fair-housing requirements. ### 11. HOA Rules The tenant agrees to comply with all applicable HOA rules, regulations, and restrictions. Any fines or charges resulting from the tenant's violation of HOA rules may be charged to the tenant to the extent permitted by the lease and applicable law. ### 12. General Property Care The tenant agrees to use the property appropriately and maintain it in a clean and orderly condition throughout the lease term. The tenant may not make alterations, modifications, or improvements to the property without prior written approval.
