First month's rent AND last month's rent are required at the beginning of the lease in addition to those month's fees. 4. PET SCREENING FEE: (only for approved applicants and just prior to move in) Pet screenings are $20 for the first pet and $15 for additional pets, and service/companion animal registration is free. What's great about this pet screening site is that it will hold all of your pet documents in one place! It's an easy way to keep up with your pets medical care. 5. Pet Application Fee- Each pet will have a one-time $250 pet application fee for 1 year leases or $300 for 6-month leases to offset pet wear and tear during lease. 6. SECURITY DEPOSIT REQUIREMENT: Security Deposits are typically equal to the monthly rent amount. However, in cases with more perceived risks due to credit, income, rental history, etc., the Landlord reserves the right to require a higher security deposit. 7. Lease signing fee- $350 to prepare documents for e-signature, online tenant portal set up, document preparation and storage. MONTHLY 1. LAWN MAINTENANCE: The tenant is responsible for maintaining the landscaping, including mowing the lawn, trimming bushes, and repairing any wear and tear from pets. 2. UTILITIES: No utilities are included in the lease. Tenant to pay for all utilities directly to utility companies. Tenant will also have to set up trash service with county trash. 3.
