(3) Applicant may be denied if rent plus all long term debt payments exceeds 50 percent of gross monthly income. (4) Collection activity. Collections of utilities or phone bills are not allowed. Collections or judgments for medical and student loans may be disregarded at the discretion of the property manager. (5) More than 2 late payments within the last year on credit cards or other debt, loans. (6) 2 or more NSF checks in a 12 month period. (7) Unpaid Debt including repossessions, charge-offs or collections exceeding $200.00 in the past 3 years. (8) Judgments within the last 7 years or unpaid Judgements. (9) Foreclosure in the past 24 months. (10) Repossessions, past due mortgage or tax lien. CRIMINAL HISTORY REQUIREMENTS: We conduct an individualized assessment of each applicant's criminal history. This includes a case-by-case review considering the nature, severity, and timing of the offense, along with factors such as rehabilitation, employment, rental history, and restitution. A criminal background check is required for each applicant and occupant age 18 years or older. We evaluate each case to determine if the offense poses a direct threat to the safety of others or the property. WHAT MAY LEAD TO DENIAL: Convictions for certain serious offenses may result in denial if they occurred within a specific time frame and if the applicant is unable to demonstrate rehabilitation.
