If you require a co-signer, the co-signer will need to fill out an application and pay a non-refundable application fee of $52. 1. Other Costs involved: NSF fee $35 Late fee 10% of monthly rent, assessed on the 6th day of the month Admin Fee $150 Non-refundable fee of $500/pet (Maximum of 3 pets allowed) – applies to pet friendly properties (No charge for permitted Service Animals) 3. Application approval is based on the following: 640 Minimum Credit Score 2 Years Positive Rental or Mortgage history Verification of 3 times the monthly rent in income 5. Application may be approved with a co-signer if the following are not met: Credit Score Less than 640 Less than 2 years of Positive Rental or Mortgage Payment History Income less than 3 times the rent in income 6.
