Lease Initiation Fee $300 Security Deposit $ 1,700 Background Screening $40/per person HOA FEE ( REQUIRED) $95 per month in addition to base rent which covers Rooftop access & shared spaces, building maintenance, landscaping and snow removal. UTILITIES Tenants are responsible for ALL utilities. Water/Sewer must stay in the name of the landlord, the monthly amount of $70 will be added to the monthly HOA fee and collect with rent. Tenants will need their own account for Rocky Mountain Power and Enbridge Gas. PET FEES & STIPULATIONS Dog/cat fee is $75/month or $125/month for 2 pets. No more than 2 pets are allowed in each unit.    Pet Fee/Deposit is $750, $300 of that is Refundable upon move out after inspection and no pet related damages.No dogs over 50 pounds, no dangerous breeds due to insurance.  TENANT LIABILITY INSURANCE Tenant is required to maintain renters insurance for the duration of the Lease. This policy must provide coverage for the Tenant’s personal property, liability for any damage caused to the Premises, and liability for injury to other persons occurring in or about the Premises. RENTAL REQUIREMENTS Applicants must provide 2 months of pay stubs. Applicants must provide bank statement showings the funds for the deposit, 1st months + 2 months of rent reserves. Applicants needs to have current photo identification. Applicants monthly household income needs to exceed 2.5 times the rent.  Applicants needs to receive positive references from all previous landlords. Applicants may not have any evictions or unpaid judgments from previous landlords. Applicants needs to pass a credit and background check before signing the lease. Applicants must have adequate employment and job history.
