Residents enjoy easy access to the 60th/Sheridan-Arvada Gold Strike Station (0.4 miles away), making it ideal for commuters. The area also features several shops and restaurants, including Elvis Cinemas, Westminster Plaza Shopping Center, King Soopers, Costco, Sam's, Wal-Mart, Auto Repair Shops, and hiking and biking areas. It's also located near Regis University. The apartment is a 2 bd, full bathroom, kitchen, high ceiling dining and living room area. The apartment includes an indoor Porch that connects to the apartment through a sliding door. There's a fenced backyard that connects from the side of the house and the indoor porch. The kitchen has a center island and includes a large refrigerator with ice maker, extractor fan on the kitchen wall, and Kitchen sink drain with disposal and dishwasher. The apartment has In-Unit washer and Dryer machines as well. Parking is located on the street on the front of the apartment. Pets allowed with certain breed restrictions and pet deposit is required. AC system provided. Under deck storage included. Things to know about this property: *No smoking. *Renter's insurance is required. *Tenant is accountable for Utility Fee (Water/Gas/Electricity) per usage. *Trash service and ring spot light security camera are included in the rent. *Refundable Rent security deposit equivalent to 1x of one month's rent. *Other terms, fees, and conditions may apply. All information is deemed reliable but not guaranteed and is subject to change. More details upon application. All applicants over the age of 18 must submit an individual rental application. Only complete applications will be processed. *Gross income must be equal to 2x the monthly rent. Applicants must provide pay stubs covering 30 consecutive days of gross income. If independent, tax returns must be provided. *Convictions for sex offenses, stalking, manufacturing and/or distributing a controlled substance, and crimes resulting in the death of another person will be cause for denial. No registered sex offenders will be approved. Other convictions in the past 7 years may be cause for denial of the application pending the nature of the offense. *No evictions or outstanding balances in the past 7 years. *Bankruptcies must be discharged for 7 years with no new past-due accounts. *Applicants will be required to provide a copy of a valid form of identification. *If applying with a co-signer, all of the screening requirements must be met but the gross income of the co-signer must be equal to or greater than 5x the monthly rent. * The following services are required to be paid by the tenant(s) as part of the application process: Criminal Background screening and Employment Verification. A Criminal Background check agency will be provided upon application. A motor vehicle background report will be required. INCOME The combined gross monthly household income must be at least 2 times the offered monthly rent. The current employer will be contacted to verify employment. Income must be verified by one or more of the following acceptable documents: Pay stubs, Bank Statements, Offer Letter, and Government Funding with the Applicant's Name listed. Additional pay stubs or bank statements may be requested at any time during the verification process. For those receiving a government subsidy income must be verified by one or more of the following acceptable documents: Housing Confirmation of rental allowance and resident portion, Pay Stubs, Bank Statements, Offer Letter, and Government Funding. The employer will be contacted to verify employment. RENTAL HISTORY Non-family rental or mortgage history for the past 7 years will be evaluated. Unverifiable rental history or first-time renters may result in an additional deposit dependent on the other criteria factors. Any of the following negative findings may result in a denial of the application: 1) 3 or more late payments over the past 12 months; 2) any unpaid balance from a previous renters or rental property; 3) damage to the property and/or lease or rule violations; 4) verification of poor housekeeping and/or on-going pest control issues. Less than 1 year of rental history may result in an additional deposit. Foreclosures or evictions within the last 7 years will result in a denial if: There is an outstanding balance with the renter or rental property; Applicant fails to meet the qualifications for one or more of the other criteria factors. Foreclosures or evictions within the last 7 years may be accepted with a higher deposit if all other criteria are met. CRIMINAL HISTORY The application will be denied for any reported criminal-related offenses listed below that occurred within the listed timeline before the application date regardless of the applicant’s age at the time the offense was committed. All records are evaluated from the date of disposition. Misdemeanor - Within the last 3 years Violent Related offenses; Theft Related Offenses; Weapons Related Offenses; Meth & Amphetamine Related Offenses - Felony - Denied regardless of time Homicide & Stalking Related Offenses; Sex Offender-Related Offenses - Denied regardless of time. Drug-Related Offenses – Felony or Misdemeanor; Any Other Felony Offense – Denied regardless of time Deferred Adjudication and/or Adjudication Withheld – Must be completed for approval. Active Status on Probation and/or Parole – Denied if on active status. CREDIT HISTORY Credit will be evaluated over the past 7 years. A. Approval can be obtained if the applicant meets the following criteria: A credit score is 620 or higher No outstanding Liens or Judgments. A bankruptcy must be more than 2 years old from the date of discharge to be eligible for approval with the standard deposit. No utility-related delinquent accounts or outstanding collection balances. The total combined collection balance including charged-off accounts must be under $3000 per household. Income: The combined gross monthly income is at least 2 times the monthly rent amount. Rental: Applicant has at minimum 2 years of positive verifiable rental history. No evictions within the last 7 years. No outstanding balance from a previous renter or rental property. Meets Criminal Criteria B. Conditional approval can be obtained if the applicant meets the following criteria: TransUnion Vantage score of 620 or above. A score of 619 - 550 will require an additional deposit. All scores below 550 will be declined. No FICO score or unestablished credit. Income: The combined gross monthly income is at least 2 times the monthly rent amount. Working for less than 1 year at the current job. A bankruptcy must be discharged to be eligible for approval.
