It’s on the ground floor of a sunny, remodeled 2-story Queen Anne Cottage (with 3 apartments altogether). Includes 1 off-street parking spot. The average rating from past guests is 4.88 out of 5. See "Rent Specials Description" for your options. Regardless of which you choose, we pay for trash pickup. The apt is 650 square feet -- bigger than some 2-bedroom apartments. It’s in a charming 3-unit triplex that feels more like a big house than an apartment building. Features: - Double pane windows to keep noise out and heat in. - Private fenced yard with a pluot tree. - Two closets. - New granite kitchen counters and granite bathroom vanity - Very big kitchen - New heater - New paint - Offstreet parking, and easy street parking for guests..... - Sunny windows on 3 sides. In larger apartment buildings, you’re lucky to get windows on two sides, and you're often looking at a neighbor's wall..... NEIGHBORHOOD It's in a safe and quiet part of Oakland, minutes from Berkeley and Rockridge. The area is very flat, so it's easy to bike around town. Most neighbors are homeowners who've been here a long time. They take good care of their homes and lawns. It's on a quiet tree lined street, not a noisy main avenue. It's not even a through street, and it's got speed bumps. The UC Berkeley campus is about 2 miles away. If you want to take a bus there, you can catch the AC transit bus one block from my house. It's also an easy bike ride (2 miles away). It's about 1 mile from the nearest BART subway stations (Ashby or Rockridge), and half a mile from Whole Foods Market and the Temescal shopping area. There are also two Farmer's Market's in walking distance. Every Tuesday from 2 - 6:30pm, you can walk to the South Berkeley Farmer's Market. And every Sunday from 10am-1pm, you can walk to the Temescal Farmer's Market. Both are VERY festive, with a variety of live musicians, music groups, and vendors selling freshly made food. By car, you'll be about 8 minutes from the Bay bridge. You get 1 off-street parking spot. There’s also plenty of space for guests to park on our street, and no permit is required. SHARED WALLS There’s another downstairs tenant whose kitchen wall borders your bedroom. They respect quiet hours (10pm-8am), and I filled that wall with insulation to muffle sound, but it’s not completely soundproof. You won't hear any showers or flushing toilets from upstairs. But you may hear muffled voices through your bedroom wall. So this apartment is a good choice if you’re a pretty heavy sleeper and used to living in an apartment with neighbors around you. That said, I've advertised this as a quiet building to my other tenants, and I'd love to keep that promise. So while it's not required, all of us who live here now are hoping that our new neighbor values quiet too, and does most of their socializing away from home. The security deposit is $1200. If you have cats, there’s an additional $1,000 pet deposit. Absolutely no dogs.

Welcome to your big sunny 1-bedroom garden apartment with reduced EMFs. It is in the bottom floor of a sunny, remodeled 2-story Queen Anne Cottage (with 3 apartments altogether). Available July 1. You have two rental options: OPTION 1 ---- If you put the water, gas, and electric bills in your own name, rent is $2450/month. OPTION 2 ---- If you'd rather not activate utilities in your own name, rent is $2599/month and I cover the first $150 of water, gas, and electric. You pay any overage. EITHER WAY, we pay for trash pickup. There's a queen-sized sofa bed in your living room (with a Sealy Posturepedic mattress), as well as a queen -sized Swedish foam mattress in your bedroom. Your bathroom is big, sunny, and has a full-sized bathtub. Your entrance is in the fenced back yard, which has fruit trees, bamboos, and when the weather is nice, you can enjoy my private fenced backyard, which has a table and two chairs. - 650 square feet (bigger than many 2-bedroom apartments) - Sunny windows on three sides - Two closets, including a huge bedroom closet - Extra-large kitchen with huge sunny window - Dining area separate from kitchen RECENT RENOVATIONS: - New double pane windows - New kitchen cupboards - New heater - New Pergo flooring (looks like hardwood) - New paint - New fridge - New stainless steel kitchen sink - New bathroom vanity - New faucets, doorknobs, ceiling lights, etc. It's in a safe and quiet part of Oakland, minutes from Berkeley and Rockridge (an upscale neighborhood with great ethnic restaurants.) - Quiet street with trees, not a through street - The only people who drive here are the neighbors. - Area is very flat, so it's easy to bike around town. Two weeks of laundry is about $30. If you're on a budget, my ex-girlfriend (for whom ambiance is very important!) recommends Washingtown. It is 11 blocks away. It is clean, there is parking, there are large skylights and plants inside. ABOUT EMFS To reduce EMFs in my triplex, I’ve covered all three of my building’s Smart Meters with faraday cages. All of the tenants in my triplex use low-EMF wifi routers, and I’ll provide you with one too. It will save you from paying Sonic (or Comcast) a $10/month modem rental fee. You can get free high speed Internet from Sonic for the first three months. LOCATION It's about 1 mile from the nearest BART subway stations (Ashby or Rockridge), and a little more than a mile from Whole Foods and the locally famous Berkeley Bowl. I prefer renting to people who book the suite for one or more *calendar* months (i.e from the 1st day of any month to the last day of any month). CLEANING If you leave the studio immaculate when you vacate, great! But being honest, most tenants don't leave the space thoroughly clean and hygienic for the next tenant. And that's OK; it's why I have a professional cleaning lady. My past tenants appreciated the convenience of leaving the deep cleaning to her. Most paid between $100 and $200 for a final cleaning. If additional cleaning is needed when you vacate, I will show you the receipt from my cleaning lady. DISCLAIMERS I live upstairs with a friend. Except for occasional singing and piano playing (before 10pm), we don't play loud music or TV. We also don't wear shoes inside. But you will still hear us walking around. You will also hear water running when we shower or flush the upstairs toilet. And you'll hear us opening and closing our back door. In the past, most of my downstairs guests and tenants were used to living in apartments or multi-family houses. So this was no big deal. But if you're a light sleeper or noise-sensitive, please see my other listing for a 2-room suite with private bathroom in my flat *upstairs*. That would probably fit you better! When the upstairs guests come and go, you will see them walking along the side of the house, right outside your kitchen window. We provide the first roll of paper towels and toilet paper. However, once you move in, we no longer provide these supplies. We don't provide dish washing liquid, sponges, trash bags, or similar supplies either. When tree branches or significant weeds intrude on the walkway from your front door to your parking spot, we will trim them.
