July 8, 2025I’ve lived at Alice House for 7 months. The building itself is well-maintained and in a good location, but overall, I’d suggest anyone considering Alice House who owns a car think carefully about parking needs and the surrounding neighborhood conditions, and discuss these thoroughly with management before moving in. When I moved in, I was told there was a waitlist for on-site parking. However, after over seven months, there’s still no clear timeline for when a spot might become available. The ...alternative garage offered is a few blocks away (about a 7-minute walk), costs about the same as on-site parking (~$230), and has rules like first-come, first-serve even if you’re paying monthly. It’s just not ideal if you have groceries, kids, when it’s raining, or when you’re coming home late and have to pass by the rowdy club and its patrons hanging out near the apartment. Walking to and from that garage—or anywhere nearby—can also be unpleasant because the streets surrounding Alice House often have piles of trash, dog waste, and strong odors. It’s not ideal for anyone who enjoys walking or has to park farther away. There’s also a club located right by the apartments. Every Thursday, Friday, Saturday, and Sunday night, expect to hear music from inside the club as well as extremely loud club goers until around 3am. Although the onsite staff are very nice, my biggest concern is that Alice House management wasn’t willing to offer any flexibility or assistance, even after I explained my situation. After everything I’ve experienced living here, the parking situation was the last straw. I ultimately decided that ending my lease early would be best. I definitely expected some early termination fee, as outlined in my lease, but I was quoted double what I anticipated. The fee is insanely high, and even if I had the money to pay it, it feels unjustifiable. Ultimately, I feel trapped and helpless. If you don’t have a car, Alice House might still be an okay place to live, but I’d recommend asking a lot of questions before moving in.Read MoreReview from Apartments.com

January 31, 2024I moved in a little over two years ago and have experienced property management change. I’ve requested window cleaning once a year but it’s never happened, cleanliness of common areas (elevators, hallways, fitness room) is questionable, and lockers/walls/furniture have shown more wear and tear. Packages are misplaced or stolen every once in a while. Trash valet is inconsistent with pick up even when the rules for the pick up and condition of trash is followed. The current property manager and ...maintenance team are kind and address problems quickly if you speak with them in person. A mixture of high turn over of residents lots of untrained dogs might have led to dirtier or less well kept common areas. November 27, 2023I never leave reviews, but this place was excellent! Toured this property with the leasing agent Sarah and it was an amazing experience! Was greeted by both Sarah and Anthony. The property is beautiful, clean, smells good. The safety features of the controlled access are great perks. Loved the view from the rooftop deck and unit I toured. The amenities are nice and hard to come by in downtown Oakland for the price. Very walkable to many local business I enjoy. The friendliness of the staff was ...amazing and the maintaining of the property really stuck out. July 31, 2023Living in Alice House at 1411 Alice Street in downtown Oakland is like a dream. This is a prime location that is very convenient for commuters. You are a short walk between two Bart Stations and a few steps to dozens of restaurants and cafes downtown. And, of course, Lake Merritt, which is one of the hubs of the city's entertainment and recreation center, has been my regular stomping ground. When I first stumbled upon this apartment complex, it seemed almost too good to be true. Everything was ...as perfect as it appeared online. The apartment was beautiful and comfortable and equipped with everything I needed. The indoor gym was a peaceful haven to relieve stress, especially during the rainy season. I quickly took advantage of the wonderful move-in promotion and made it into my home. It was an immediate fit. However, some months passed, and unplanned expenditures multiplied, and I struggled to pay my rent on time. Fortunately, Anthony (the property manager), without being overbearing, sympathetically and patiently worked with me. He took the time to assist me during this stressful period. Even before this incident, Anthony quickly responded to any questions and was always available to resolve any issues I had. A very dedicated and eager individual who loves to go the extra mile to meet one's needs. Eventually, I had to leave because I could no longer afford the place. Anthony did the miraculous by allowing me to still an additional month while I was looking for a place to move. It was an incredible experience to have Anthony in my corner. He not only went above and beyond to make my stay comfortable and memorable, but he also brought a piece of heaven down. Whether giving a restaurant recommendation or simply sharing information about upcoming local events, Anthony was always a ready and willing friend to assist you. June 17, 2022I have been living at Alice House for over a year now and will be here for several more months until my lease ends. The units here are nice, modern, and so far very clean. Three things here I do not like that would make me to not re-sign a lease: The parking situation is ridiculous. Why would you build an apartment complex WITHOUT enough parking for all the residence. I DO NOT care for the trash service at this building. It does not make sense to me that I would have to pay for a service I do ...not use. I do not leave my trash outside my door. Why am I paying for this service at over $50 a month and I do not use it? When I first moved in the trash service was at about $20.00 and now it's over 50.00 The gym is mediocre that has just basic equipments. I went to join a gym. Also, the units have AC here. One reason I came here to Alice House is because the units have AC. My AC was out for going on 15 days now during a heatwave and I am still waiting for it to be fixed. Overall it's just OK living here. I would not stay here again because of the parking situation and trash service here.Property Manager Responded
