I strongly advise others to be very careful with this property. There have been serious safety concerns, unfair charges, and questionable policies. For example, one day my door was locked automatically without any reason. When I called them, they remotely unlocked it—but still charged me $50. Even worse, three days later, I was hit with a $175 late fee, which made no sense. The apartment itself was in terrible condition when I moved in—dirty and clearly not properly prepared. I filed a ...

complaint, but nothing was done to fix the issues. Due to the poor condition and constant problems, I decided to move out early. After I checked out, I received a final statement full of unexpected and unjustified charges. It felt like they were trying to take advantage of me. Based on my experience, I believe this property is poorly managed and potentially operating in bad faith. I highly recommend avoiding this property.

I have lived here for over a month now and I have no complaints so far. Everything was very clean when I moved in and if there was maintenance needed, they have came every time in under 2 days. I am very impressed so far since living here and it is so convenient to get to campus, it only takes about 5-10 minutes depending on traffic!

My daughter lives at Arlington with several roommates. They have been without AC for A WEEK. The manager will not call me back after leaving messages and emailing. They keep promising to repair or replace the AC but again it has been a week. The units themselves and the amenities are great but management does not care at all about the residents. While every apartment at LSU seems to have their challenges, this place takes the cake. The property management is non-responsive, unwilling to recognize the needs of their tenants, property is run down and in needs of serious mold checks throughout. Since Arlington claims they rent to LSU students only (not true), I wish LSU would monitor how these properties manage their students and the community. Absolutely terrible! The units are dirty and not well-kept, but when you try to move out they invent a bunch of fake charges for your student. We just got an email for $500 worth of charges that has been absolutely fabricated!

We send move out instructions to all our residents via email and a paper notice on their door explaining how to a void this.

This place was great our first year but they must have come under new management that is extremely keen on using its powers in the lease to make your stay here abysmal. Be warned of signing this lease as everything in this review they are allowed to do. In the past week 2 maintenance groups have barged into our apartment not peacefully( as is stated in lease) and we were given no heads-up of there arrival, and no mask were worn by any of them potentially exposing us to the corona virus. charged a full month of rent for using a vacant room to hold cleaning items when management failed to lock the door and refuses to take fault on there part, even though we were told that other people do the same thing. This place has upset us extremely given that we have been here for a year with no problems and even resigned early when they lied about how full there occupancy is. The staff in the office is lazy and no one seems to know how to run things. One of our roommates received a package in march and just got it yesterday in august, no email sent. They now refuse to give packages to our roommates because they are supposedly busy, but we notice they all sit around inside chatting and not doing there job, and you will be greeted with an attitude that does not reflect what this place tries to stand for from eye rolls to sighs.We feel as we can not take action as the property manager would evict us with out-hesitation if we tried to make any rational claims and therefore would not recommend this apartment complex to any new students coming to LSU. This virus is not an excuse for poor treatment of your tenants, hold up your end of the agreement.
