Brian, part of the maintenance team took care of the situation ASAP. I’m thankful for the service that Atwood apartments provides for their tenants. With all the negative reviews on here with one star, all Apartments has their pros and cons, but I believe here at Atwood Apartments at least they care about their tenants and provide great service when needed.

Roaches
June 30, 2023
DO NOT RENT HERE!! There is a huge roach problem going on. I asked for an exterminator to be schedule for my appartement and the people in the office care less about it. When I came for the 3 rd time (?) to inquire why the exterminator did not come to my apartment the response was “ Just come down, I misunderstood he needs to go inside the appartement”. The management does not want to do their job to keep the apartments in a livable condition. Let alone the office people are rude and dismissive ...
to any complaints. When I first moved in , there was only one person at the front desk who was “really working”, her name was Francesca . Since she left, there is nobody at the front desk who is capable and willing (!) to solve any maintenance issues.

Don’t waste your money here. The walls are soooo thin. Moved from another complex in Citrus Heights, wish I would’ve stayed where I was. It’s 1am and I can’t sleep because I can hear my downstairs neighbor’s tv like I’m sitting in the room with them.

Cockroaches

Cockroaches! Despite it being a nice looking gated community the property is horribly horribly horribly infested with cockroaches !! It's disgusting and it is definitely an uncontrollable infestation they will come in under your door they will come in through your air vents and you're going to pay for it actually pay rent to live with cockroaches you've been warned .. funny how all these crappy companies are only showing five star reviews this place sucks I wonder who's paying to have all ...

Please contact the office to put your apartment on the list to be treated during their next scheduled visit so we may get this resolved for you as quickly as possible. Per our pest control company, the types of roaches we have seen on the property are exterior pests only, American and Oriental Roach types, and are attracted to water and food sources. We advise you not to overwater any plants on your patio or outside your front door, refrain from placing any pet food outside of your apartment, and not to leave any trash outside of your apartment. Avoid if possible

Despite their listing as a "gated community", the gates are commonly broken or left open. Theft and burglary are common from the many transients and/or tenants, especially the ones that raid the dumpsters for recyclables. If you decide to move here, lock your doors and don't leave anything outdoors.

Please review your Lease Contract, paragraph 35, for tips on Personal Security Awareness including the following recommendations: In cooperation with the National Apartment Association, we'd like to give you some important safety guidelines. We recommend that you follow these guidelines and use common sense in practicing safe conduct. Inform all other occupants in your dwelling, including any children you may have, about these guidelines. No security system is failsafe. Even the best system can't prevent crime. Always act as if security systems don't exist since they are subject to malfunction, tampering, and human error. These apartments have made our health worse. We had leaking water intrusion into our bedroom from October 2016 -February 2017. Management did a quick "fix" to fix up the issue but never fixed the problem. In October we were finally given a temporary 1bd apartment to move down to so they can " fix" the leaks. They sent an " environmental specialist " who did not test for any mold but just did moisture reading which were over 58% in both bedrooms. And they told us he did not observe any issues ...
with our belongings. The place has been damp and moist for many months. For over two weeks they were running huge commercial dehumidifiers in our rooms and we kept getting buckets of water. But when we started to move our mattresses and unzipped them there was mold growing on our mattresses. Rental company insurance does not want to cover any of these damages. Management politely refused to reimburse us for any of this. Fairfield residential management has their " legal" department that covers their side, and even though new laws in California protect us for mold, you can not get any protection unless you get a lawyer. We had to buy hepa filter for kids bedroom due to Asthmatic issues they kept having while sleeping in their room. After we moved management decided to offer us a one time reimbursement due to losses of $314.15? :) joke right. I provided receipts to them for new mattresses we bought when we moved there. They were almost $2000. Hepa filter over $500. And they want us to accept $314! If you want to live in a moldy place, come to Atwood! Many apartments had water damage in many of these buildings during these rains and I was just told it's normal during such hard rains to have such leaks! Even corporate management does not want to speak to me or even hear me out how dangerous mold is and it can kill your health! Stay away from Atwood!!! Pictures are proof!!! Before and after testing. Environmental tests show readings over 14% moisture require further testing, none was done! We had moisture over 58%. New management does not care, they just want rent money to be paid, that's it! Absolutely terrible. They will charge you for things that never were agreed upon or even existed. Oh and good luck trying to talk to management. Wish I could give them a negative rating. Absolutely terrible

Best Complex In The Area

My fiance and I were somewhat hesitant about moving into Atwood due to some of the reviews we had read on here. We began our search in October because the complex we had been living in (Montage) was just getting worse and worse on top of an upcoming rent increase. She and I just couldn't justify living there anymore and paying a higher rent for the same issues we had been dealing with. Atwood was actually the very last place that she and I looked at. by Lauren with a genuine smile. She was even kind enough to show us a model even though we had arrived close to their closing time. Something about Atwood just felt right for us. It was a $300 monthly increase from where we had currently be living, but it was the right place at the right time. They had a 1x1 cottage coming available right when we needed it. It was larger, newer and far nicer than where we were currently at. That night my fiance and I went home, filled out the application online and submitted our holding deposit. We were notified the very next morning that we had been approved and we moved in three weeks later. We have only been living here since mid November, but we know without a doubt that we made the right decision. This complex is quiet, clean and the people we have met so far have been very friendly. The complex is set back far enough from Sunrise and Madison that we never hear any traffic. The gates are always closed at night and parking has never been an issue for us. Thank you Lauren and Hannah for being so incredibly nice and easy to work with. It always felt like you both went out of your way to make sure we were happy and taken care of. We really appreciate everything.

I recently sold my home nearby because of financial reasons. I have always admired these apartments and spent a year checking them out before deciding to move. They are oversized and will be great if I should ever become disabled. I am a widow and this complex offers a very friendly staff and the occupants are extremely friendly. I am close to major shopping, my church, bank and especially my grandchildren. I moved them into an apartment near mine in the same complex so they can come in and ...
out whenever they want. I absolutely love my new home and hope I can continue to reside here. My lease is up in November of this year and I plan on renewing if the rent does not go up too much. I M retired and live on a fixed income. The complex is "Atwood Apartments". And on a very good note, they are pet friendly Nd my two little dogs are very happy here.
