July 5, 2021The best thing about CFM is the location. Security is a joke. 1 security officer for the entire complex who sits around on their phone. Cars are being broken into, it seems nightly. About half the community doesn't care about each other. By that I mean people do not clean up after their pets, people are in the pools to early hours in the AM being loud and obnoxious, and there is trash everywhere. I can't tell if management is doing the best with what they have or if they really don't care. Either ...way with all the other complexes going up in the area there are way better options.Property Manager Responded

March 3, 2021on Feb 24, 2021, I had a major plumbing issue that sort of sprung up out of nowhere. I tried to fix the issue on my own, but was unable too. Fortunately, it was during the day and I was able to call Amber, who reassured me that things would get taken care of, while also helping to calm me down, as I was in quite a state of alarm regarding the issue. She out a call out to maintenance and within hardly any time at all, I jad a knock at my door. It was Rene, with plumbing tools in hand ready to help ...me out. Now, I had made such a mess at trying to fix things without the proper tools, that I wasn't in a state of mind to allow Rene to just do hos job. I said that I could do it if he just gave me the tools. But he was very professional, as it was clear that I was in a state of storts about the whole issue. He was light hearted, kind, incredibly professional, quick, effective, efficient, tidy, gracious, and once again, incredibly professional from the time he entered my home, until the time he left. He did nothing to add to my anxiety from having already tried my hand at fixing the plumbing issue, he just did his job, and was so kind and professional--I felt like had it been anyone else, things could have gone differently. I really don't know how to convey his level or both professionalism and pose and emotional awarness, which was not at all required of him by any means. To say Rene "went above and beyond" would be to undermine his work ethic, kindness, compassion and professionalism. The same goes for Amber, as they both really took care of me as though I were family. Things were handled perfectly, on both their parts, in every aspect, and I'm really grateful and appreciated. The worst apartment complex I've ever lived in
December 2, 2020Before reading any reviews about Camden, please know that they offer discounts as incentives for leaving positive reviews before signing a lease. Seriously, you do not want to live here. Yes, it's nice and cheap, but you will sacrifice your sanity and safety when you move in. Security is a joke. Dozens of packages are stolen every week. Since management closed the mail room permanently, there is no way to securly receive packages without renting a PO box or driving to a UPS/FedEx store. ...Despite months of pleas from residents, Camden has done nothing to rectify the situation like install parcel lockers. Camden's regional office said this property is too large to hire sufficient security, install cameras, or handle every package for all residents. Essentially, this complex is too large for Camden to effectively manage. There have been multiple shootings since we moved in a year ago. The police respond at least once a day to someone trespassing or breaking into vehicles. If you move in here, prepare to have your car window smashed at least once. Management is unresponsive and stonewalls residents. They are often difficult to reach and blame problems on third-party vendors. We constantly get canned responses of "thanks for your patients" and "we're working on a solution," but nothing ever changes and rarely gets fixed. December 1, 2020Safety and security are the biggest concern here. Yes, its in the middle of a major city but the building management does very little to address the safety and security of its residents and the property. Documented incidents of gun violence (by non residents) are swept under the rug with nothing done to increase security. Worst of all pedestrian and vehicle gates are often not working properly and remain in disrepair for weeks on end despite resident complaints, stolen property and encounters ...with trespassers all using broken gates to gain access. Great price, great residents, great pools and fitness centers but all come at the cost of your safety.Property Manager Responded

Don’t even consider it.
December 1, 2020The only reason I am giving it a 2 and not a 1 is because the units themselves are great. Very spacious, pretty up to date, and for the most part pretty well taken care of. However. Management is horrible and people who live in the community can be very inconsiderate. 1.) there are a lot of dogs here. People do not pick up after their pets and as a pet owner myself, it’s infuriating that I step in another dogs waste due to their humans inability to pick it up. 2.) some people do not care that ...they live in a shared space. There are people in my building specifically who are constantly bringing people in, screaming through the halls at all hours and leaving trash everywhere. 3.) management doesn’t really care about a solution to any issue. They will tell you, “please let us know immediately so we can help” or they will completely and blindly ignore issues or incidents that have happened within the community altogether. There have been so many incidents that have put residents in danger and not to mention the ridiculous amount of package theft and we are constantly being told that “you live in the city” yet they refuse to ensure our safety by making sure gates are working properly. I would like to say, however, the maintenance crew here is phenomenal. They are quick, very communicative, they work their butts off, and they are all super nice. There are way better apartment options in the area that are safer but also who respect and genuinely listen to their residents. Choose somewhere else, trust me.Property Manager Responded

Don't Waste Your Time!
November 29, 2020I wish I had conducted a bit more research before moving to CFM. I recently relocated to the area and wanted a location in the heart of the city. I intended to live here for a year and then decide which area of Dallas I wanted to permanently reside in. The location is convenient in so many ways. That said, I implore you to look elsewhere when seeking a home. I relocated after living here for less than 30 days. This is how bad it was! I am not exaggerating. The main issues are crime and the ...fact that there is such a laissez-faire approach to resolving these issues. Crime happens - of course. However, there are ways to be proactive in taking security measures to address these concerns. It is so horrible, a resident started a GroupMe chat due to the high levels of theft and vandalism on the property. Additionally, the rent is astronomical for the types of incidents that repeatedly happen here. Many residents have reached out to corporate, but I am not sure if this will improve the dire circumstances. It was overwhelming to find another place in a short amount of time, but I was determined to do so. Safety is important! Don't be fooled by the aesthetics. If you value your peace of mind, do not lease here. If you enjoy the convenience of having items delivered to your front door (without them being stolen), don't lease here. If you like having a good night's rest, do not lease here. I could go on, but I'll stop there. I am incredibly relieved and thankful that I no longer have to live here and deal with these issues. I have no gripes with anyone in particular, so this is not meant to be retaliatory in any manner. I just hope I can save someone from making the same mistake I made.Property Manager Responded

Good but not great! Super convenient to everything Dallas.
October 1, 2019We were on the hunt for an apartment in the city as we have a permanent place outside of Dallas proper. Pros: This place is super convenient to everything Dallas (Downtown/Uptown/Farmers Market/Deep Ellum, both airports, shopping, etc.). The unit is nice, new and updated for our needs. We didn't have huge requirements just a nice one-bedroom, appliances included (DW, refrigerator, washer/dryer (full size), microwave) which we got on the second floor and has a small patio. Cons: The walls ...are a little thin especially if you have someone above you. I hear them all hours of the night and it sounds like a crunching sound coming from overhead -- almost like the entire place is termite ridden and one day my upstairs neighbor will fall through the ceiling. Residents don't seem to the be greatest, parking spots are tight squeezes and if I would have had access to the message boards beforehand not sure I would have picked this particular building. Also, lots of reports of dog waste and dog smells (I won't spell it out) and trash service not being the greatest. Also, $105/month technology package which is your cable/internet/appliance fee. A bit steep since most people ditched cable eons ago. We are locked in until July and I will probably look at another building before re-leasing unless the price is right and with the Uber guys setting up shop in Deep Ellum in a few years my guess is that rents will only go up and its not worth the money I'm already paying so I definitely don't want to pay more.Property Manager Responded

August 24, 2019The place is nice. The residents are trash. I feel like I live in a dog kennel. I moved here because it is dog friendly but I've trained my dog not to bark incessantly. Not so my neighbors with no repercussions. Dog poop all over (can smell it all the time) and bark nonstop. Management says they can do nothing. Also, they use a company called valet waste which leaves rotten food, tampons, used condoms, q-tips and general grossness all up and down the hallways. Disgusting place. Great Location - Nice Staff
June 23, 2019We have lived at the Farmers Market for over a year and just renewed our lease! The staff, especially Samantha, has been great. She responds to residents needs in a timely manner and is always clear in her response with instruction. Our apartment has premium finishes and the community is beautiful! We are close walking distance to the Farmers Market as well as Deep Ellum. The Deep Ellum dog park is right by our apartment which makes it convenient for our new puppy. Very happy with living here!
April 7, 2019We lived in our own home for over 25 years but needed a temp location while looking for new house. Lived here 12/17 through 5/19. We are a couple in our 50s, no kids, two cats, two cars. Pros: • Really nice location: walk to Farmers Market! • Pricing seemed pretty fair compared to other places • Nice, roomy apartments inside and out • Solid walls (no noise from neighbors unless they’re having a big party) • Excellent make-ready (new paint & carpet on move-in) • Well-maintained – and ...regularly maintained – grounds and facilities • Service is easy to request, prompt and courteous and fixes the problem • Staff is responsive and informative • Things work • Pool areas are quite nice, with grills and furniture • Garage for buildings 1-4 is roomy, spaces always available, ramps to each level, covered guest parking on top level • Package delivery option is pretty nice (they accept packages at the leasing office) • Washer & Dryer (full size) included in separate laundry room within apartment • U-Verse wired for quick & easy Internet/Cable set-up Cons: • On the edge of downtown near Deep Ellum, so depending on the building you’re in, there may be noise or incidents with homeless • Pets are permitted but not all owners are good about cleaning up after their dogs (you’ll encounter this anywhere) • Occasional issues with valet trash and trash bins (rare) • Occasional issues with mail delivery (someone was breaking into mailboxes) • If package is left at your door, you may not get it (get packages delivered to office whenever possible) • A few buildings seem to have more issues than others with noise/parties/problem residents • Garages off Good Latimer have reported issues with car break-ins even though all garages have controlled access We owned our own home for 25 years, so moving to an apartment was not something we were looking forward to. Camden Farmers Market was not the only place within our budget, but the reviews looked good. We have been nothing but pleased with the move. The apartment is quite livable, with a good, roomy floor plan. The staff is courteous, professional, and easy to work with. Maintenance requests are exceptionally easy to submit online, and response is immediate and courteous. Note: The community forum is a place for people to complain, but the actual instances of car break-ins, vagrants, and loud parties are few and far between, and seem to occur more in some parts of the complex than others.Property Manager Responded

Apartments themselves are good- area is sketchy
December 5, 2018I've been living here at Camden for about a year and a half now. The staff has been very helpful and accommodating, I have no complaints there. However- there has been a steady increase in car break-ins recently and about 3 months ago I was woken up by gunshots just outside my window. Additionally- one afternoon, while I was studying in my room with my blinds cracked, I happened to look out my window only to find a homeless man standing outside my window staring at me! Despite all this- Camden ...has gotten rid of their on-site security and replaced them with a single security guard none of us can seem to locate! All of these events I've mentioned are just incredibly unsettling and I plan to move as soon as I can. Again, staff has been great- the area is just very VERY sketchy. If you move here, do NOT live on the 1st floor. I have friends that live on the 2nd and 3rd floors and they have no complaints.Property Manager Responded

LOVED living here & the thriving neighborhood!
December 5, 2018There are so many reasons why Camden Farmers Market is AMAZING, and I absolutely loved living there (and I promise you will too)! 1.) PERFECT SPOT- I was initially attracted to the neighborhood and being in walking distance of literally everything from the Farmers Market to Deep Ellum (so many incredible music venues & new bars popping up) and the Bark Park...the neighborhood and location are thriving! 2.) GORGEOUS INTERIORS- They just remodeled their apartments with white quartz & granite ...countertops, and they look sharp! But check out their lofts too (especially the ones facing the downtown skyline ?). 3.) FRIENDLY LEASING TEAM- I haven’t lived at another complex where I felt like the staff truly cared for the residents. Their team is so friendly and consistently went above & above to show appreciation. Free breakfast at the gate, food trucks and tons of resident events where I was able to meet neighbors. 4.) MAINTENANCE REQUESTS FASTER THAN JIMMY JOHNS DELIVERY- Whenever I had a light bulb out or needed any repairs, everything was fixed the same day I submitted ticket for the repairs. It also gave me peace-of-mind knowing I could call them at any hour with an emergency and that someone would be there ASAP. They even helped jump start my Jeep when the battery died...The maintenance team alone is a differentiator worth moving to this apartment. Thank you! 5.) AMENITIES LIKE WOW- Three pools, three fitness centers, indoor sports court, movie theater, business & conference rooms, bark park, Starbucks coffee, package acceptance...all amazing!
