Mandatory Junk Fees for Rotting Trash & Zero Management Enforcement
May 19, 2026 - Review from Apartments.comPROSPECTIVE RENTERS BEWARE: If you move here, expect to live with putrid garbage smells, unsightly trash containers, pests, and management that refuses to enforce basic sanitation rules. You will also pay a ridiculous amount of JUNK FEES. This place is absolutely not worth the money. DON’T WASTE IT HERE!!! Management forces every resident to pay a mandatory, non-negotiable ‘Valet Trash’ Junk Fee every single month, yet they refuse to enforce the basic safety and cleanliness rules of their own ...contract. Neighbors are allowed to leave rotting garbage piled on top of containers in the breezeways for days on end. It creates a foul odor, draws pests, and creates a literal fire hazard right outside residents’ doors. I have escalated this directly to Asset Living corporate and local authorities, and the on-site management team still actively chooses to do absolutely nothing. They love collecting money for fees, but REFUSE to keep the property clean or safe. High-quality renters should look elsewhere. Don’t let the buzzword “Luxury” fool you. Poor management
September 1, 2025 - Review from Apartments.comI moved in November 2024, it was Previously Element at the Grove! Absolutely loved the staff, beautiful complex and amazing management. Fast forward June 2025 they were bought out. It has literally gone downhill!!! The complex is dirty, no one answers the phone when calling the office and the dumpster is a nightmare, trash is always overflowing its disgusting!!Property Manager Responded
