Cortland Belmar has been one of the most poorly managed leasing offices I have experienced. Communication is consistently lacking, as the office does not respond to calls or emails and only addresses concerns when you appear in person. Work orders are frequently left incomplete or not addressed at all, and interactions with office staff have often been unprofessional and dismissive. Essential services are also not being maintained—snow removal is routinely neglected, and the paid trash service is ...

We are still hoping to have that conversation so we can understand your current concerns and determine what remains unresolved. Regarding the items you listed, the service requests submitted for heating, cooling, and plumbing were completed at the time and closed once the work was finished, so we need to speak with you to verify whether new issues have developed or if something needs to be revisited. The location is great and building/apartment is nice, for the most part. This place was amazing to live at before Cortland took it over last year. Problems Since Cortland Took Over: Construction, Stolen packages, Stolen Vehicles (Lies about Cameras), Pool/Hot tub, Maintenance Requests, Leases Renewals, Trash/Smell - Construction We have had to deal with an extremely loud construction crew starting their work at 8am on the dot for multiple weeks. One of us works late into the night - we were ...
never given notice of this. This was not a problem before they took over. -Stolen packages Multiple packages stolen, worth 100s of dollars. Cortland has been stating for the last 6 months that they are putting lockers in place, yet no other offer of reprieve. This was not as big a problem before they took over. -Stolen Vehicles (Lies about Cameras) My roommate had his truck stolen and then separately had his gas tank drilled into and drained of its gas. Both times we reached out for camera footage and were told the cameras we not functional. Meanwhile they state publicly they have cameras and are trying to ensure residents protection. -Pool/Hot tub The pool and hot tub are under maintenance more often than they are open. Don't expect to have them reliably working. And if they are "working", the water is often cold and even green/discolored. This was not a problem before they took over. - Maintenance Requests Slow to respond and get the job done. Though this is mainly due to them being unable to have a full staff of workers (they hate working here). This was not a problem before they took over. -Leases Everyone is being kicked out of their apartment due to management deciding that EVERY apartment needed a face lift and remodeling. Therefore once your lease is up, they are demanding you either leave the apartment or to move into a renovated unit at a min of $300 extra a month. This was not a problem before they took over. -Trash/Smell Trash is consistently left in the hallways. Since the hallways are indoors, the smell permiates throughout the building and stinks. The dog poop bins they leave outside the entrances/exits aren't often cleaned or replaced, so it smells strongly of poop when you are walking in/out. And then you have to deal with the trash smell in the hallways. (This one was a problem before they took over)

Here’s how we’re actively working to address these issues: We understand how disruptive this has been, and while upgrades are essential for long-term improvements, we’re working with contractors to ensure better communication and minimize early-morning disruptions. We will also ensure that residents receive proper notice for future work. We recognize how upsetting package theft can be. The package locker system is currently in progress, and while we regret the delay, we’re expediting its installation. ...

Toured this building and even though they called and texted me about 7-10 times before the tour they knew nothing when I got there and even tried to ask me the same questions. The building hallways reeked of cat urine and there were construction workers all over over the building. Great Maintenance Staff!

I submitted a maintenance request in the evening/after hours for having no hot water. I received a call first thing the next day from the maintenance tech asking if it was okay to come look at it. I work from home so I always appreciate having a call first so I can arrange my schedule accordingly. The two techs that came by were very pleasant to work with and resolved my issue quickly! So happy to have their support in making this a great place to live!

Great place to live!

I have been a renter in Belmar for a little over 3 years and I am consistently impressed with the involvement of the leasing office and the leasing agents. Cortland Belmar goes above and beyond to make sure residents feel welcomed and connected through social gatherings that are hosted on property! The absolute perfect choice if you're moving to/near Lakewood.

Cortland Belmar knocks everything out of the park. The leasing office has the best staff who were extremely helpful from my first phone call to post move-out. Alex and Marissa are super friendly, professional, and absolutely care about past, present and future residents. The maintenance team always quickly responded to service requests (and I had very few) and were always courteous to call ahead of time to ensure they could enter the unit. move-in and the location gave it a more exclusive floorplan that gave it 2 balconies instead of one. I know Cortland acquired the property well after the complex was built, but just wanted to highlight this as this was a huge plus for me. The surrounding area of Belmar is also an exciting, fun and well-appointed area. I never had to drive to get anything I needed, everything you can think of is within walking distance, with multiple grocery store options. The area is also beautiful with all of the foliage, and every section of the Cortland property was also full of plants and other things (some areas have string lights between the buildings) that made it picture worthy. Should I continue to rent, and if my needs ever take me back to even close to Lakewood, I will absolutely make Cortland Belmar my first choice again. I have nothing negative to add about this property or my experience here.

Great Place to Live and Great Staff!

In the dictionary under the words awesome, helpful, friendly, caring and absolutely amazing should be a picture of Alexander! I moved from another state and had to get an apartment without physically being able to tour any. I had originally tried another apartment community and that was a disaster, so when I tried Cortland Belmar I was skeptical. The first person I spoke with was Adrian and he was great! He answered my questions and set me up with a virtual tour appointment. That's when I met ...
Alexander. He probably walked over a mile while showing me around the entire neighborhood. He showed me two different versions of the apartment I was trying to rent and gave me all kinds of information about the area. It was amazing! He sent me all the paperwork I needed to get in and he continued to answer every question I had, always within a day or less. Just recently, he followed up with me again about my move in date, keys, etc. I have to say that I haven't seen my apartment yet, but I'm hoping it's as great as my experience has been so far. Thank you Alex and Cortland Belmar team! UPDATE: I have lived here now for about 9 months and it is great! Any time I need help with anything, have a question, need something fixed in my apartment, it is done quickly and with a smile. Also, and I really worried about this in an apartment, I can’t hear my neighbors. Once in a while I can hear someone close their door outside, but that’s it. The neighborhood is amazing. Everything and I mean everything is within walking distance! I hate moving and hope to stay here a while!
