If you like fire alarms going off every week
December 8, 2025The place has a nice view but the fire alarm goes off ALL THE TIME. Middle of the night, during the day when working and no one is addressing the malfunction in the building, although they say they are. This has been going on for a year. They are turning over the apartments to condos, I wouldn't suggest living here.Review from Apartments.com

October 19, 2025I've lived at Overlook almost a year now and have been very pleased so far with property management, property amenities, property security and property location. With a home in downtown Wilmington with a view of the Cape Fear River and just steps away from all that our Historic Downtown has to offer, including a parking spot, at a fair price with management taking care of issues in a timely fashion included, you too will be happy. Best place to live downtown
April 6, 2023Overlook isn't the fanciest interior compared to the other apartments along the riverwalk. However, you cannot beat the view from the rooftop that has a pool and hot tub. In addition to this, the location is so perfect. It's within walking distance to all of the restaurants/bars versus the other locations which are further down and well if you're drunk I would not recommend walking that far out especially along. Probably the worst place to live in Wilmington.
March 2, 2021Probably the worst place to live in Wilmington. Built so shoddily that every apartment is being torn apart only months after being done. The hallways are filled with plaster dust and debris, the elevators are always in use by construction workers. None of them wear masks, even when they’re 2 feet away in an elevator. The construction noise is constant, the dirt is everywhere. In the 3 months we have lived here, the water has been shut off repeatedly, the “amenities” have broken down, and worst of ...all, the management is completely unwilling to do anything, about any of this. There are plenty of great places to live in Wilmington, this just is not one of those. Don’t buy here. Don’t rent here. You’ll regret it.Read MoreReview from Apartments.com
