I would not recommend living here.
February 26, 2025I regret my time living here. I don't recommend these apartments as new management took over. Your lease is locked so they get you there. The units are poorly maintained and even if they fix it, you will have another issue. The landscaping is in terrible shape, and it's clear the complex doesn't prioritize upkeep. The gates are always damaged, compromising security. No control on people cleaning up after their dogs. The trash area is consistently filthy, adding to the overall lack of care. Unprofessionalism and Disappointing Customer Service at Wyndham Lakes, The Villas: A Tenant's Experience
May 21, 2024I have been a loyal tenant at Wyndham Lakes, The Villas for 2 years now and have never been late on my payments. However, I am extremely disappointed with the recent decision to raise the rent fees once again. What is particularly frustrating is that new tenants are being offered significant rent discounts of up to $600 lower than the proposed new rent fee for returning tenants like myself. It feels unfair and unjust that loyal tenants are being asked to pay more money than new clients who are ...receiving such generous incentives. While I understand the need to attract new tenants, it is disheartening to see the lack of consideration for those of us who have been consistently paying our rent on time. Additionally, I find it misleading that the prices listed on the website do not reflect the actual prices being offered to new tenants. I personally referred a family member to The Villas and they were able to secure a substantial discount on their monthly rent. I believe that there should be more transparency and fairness in the pricing structure for all tenants, both new and returning. As a loyal tenant, I would appreciate more recognition and consideration for my commitment to The Villas. I hope that these concerns can be addressed and that there can be more equitable policies put in place for all tenants. To add: However, I recently experienced a troubling incident that has left me extremely disappointed with the management of the property. The landlord hired a roofing company to redo the apartments' roofs, and unfortunately, my vehicle was damaged in December 2023 as a result of their negligence. Upon contacting Wyndham Lakes with clear evidence of the situation, they initially promised to follow up. However, it took close to 6 months for this issue to be resolved, despite numerous phone calls and emails. At one point, the Wyndham office even stated that it was not their problem and that they were doing me a favor by contacting the roofing company and following up. This lack of accountability and delay in resolving the issue was extremely frustrating and time-consuming. Furthermore, when I visited the Wyndham office to address the situation, I was met by their employee Rigo. I found Rigo to be unprofessional, inconsiderate, and uncooperative. Worst Managment Company
January 16, 2024This property was purchased by the Connor group not to long ago. Since then, they have raised the rent by $500. Everyone ended up moving out, now they lowered the rent to get people to rent again and I am stuck paying so much more then I was. They redid the roof, which was a disaster, nails all over the roads, my light shatter all over the floor, my patio has debris all over it and still no one has cleaned it up, and the roofers would lay in the plant beds on their lunch break in front of the ...apartment doors! No one even cared. Since the rent has been lowered there is a significant increase of dog waste all over every patch of grass. Maintenance claims they come in 24hrs more like 2 weeks if you're lucky. The staff is by far some of the rudest people I've ever delt with. The school next door has parents who park in front of our gate waiting for their kids after school so they can skip the line, they won't move and management won't do anything about this. I could honestly go on and on listing other issues I've had living here. It's clear management purchased this property to flip it for a profit. Be careful about this place
June 30, 2022Rent increases used to be $75 but this new increase was $800! The manger could care less when you have an issue with your unit! The maintenance staff is horrid, they hire anyone and they know nothing! Yes this place has a great high school district, but that’s about it! They want to charge you for anything and everything! Something isn’t working in the unit and they give you a very hard to replace or they want to subcontract out and have you pay! This place is VERY pricey yet super cheap on ...repairs! Also the “renovations” that were supposedly done are horrible! Certain items in the unit are old and not upgraded! Renter Beware - 50% Rental Increase on First Renewal
June 8, 2021We moved into Wyndham West Villas in August of 2020, we were sold a picture of a nice place to live long term, the staff all said they lived here for 8+ years and we planned to move our family in for a few years. Fast forward to our lease renewal, 2021, just living here for 10 months, they slapped us with a 50% rental increase for renewal at the end of August. That's a $1000/month rental increase with only 60 days notice. There have been ZERO upgrades to the property or neighborhood, in fact ...for most of the time living here because of COVID we had little to no access to most of the amenities that the neighborhood offered in the first place (pool, gym, business area). In addition to the OUTRAGEOUS percentage increase in our rent, the staff and management have zero concerns about what they offered up as a price increase. They all act as though this is normal, standard process, and a completely reasonable increase. Outrageous 1st year renewals
June 3, 2021Be aware that if you are signing a new lease here, they do 50% increases on first renewals. So whatever you think is in your budget, they’ll bait and switch you on price as soon as the first year is up. This isn’t a place to rent long term. We moved in 9 months ago and they hit us with a $1000 a month increase to renew. We thought for sure it was a mistake, I’ve never seen a rental increase more than 15%, and even that is considered high. When we asked what was going on, the manager said “Well, ...you have an amazing rate” and offered an $850 increase instead, because apparently that’s more reasonable (a little over 40%). We weren’t given a discount or a special rate when we moved in, so I’m unsure the relevance of us having what they consider an “amazing rate”. We paid what the apartment was listed at. Nothing has changed about the community. No additional amenities, no clean up, no construction, no renovations to our unit or the rest of the property. Up until a couple months ago, we didn’t even have full access to the amenities that they enticed us with at move in. I cannot find any reason for such an outrageous increase in rent as the value of living here has not at all changed since we moved in. I’d strongly suggest looking elsewhere for a home.
