About 1328 Vermont St, Unit 4
Nonsmoking units Application fee is $100, upon approval $60 goes towards your deposit! Tenants pay utilities. Security deposit is equal to a month's rent. Up to 2 spayed/neutered Cats and Dogs under 40lb are welcome with pet rent and pet deposit. Dogs over 40lb must be approved by property owner with the submission of a picture to verify height and weight and no large breeds are allowed. Dogs must be crated when tenant is not home and during maintenance or showing of unit. Showings are by appointment only. M-F, 10 AM - 7 PM. We do not show Saturday and Sunday. The house, licensed by the city, is locally owned and managed by the Schneider family (serving Lawrence tenants for 40+ years). Financial Requirement: Each applicant must prove they have 4x's the entire rent (for the unit) in permanent income, or applicant must have a Guarantor, who lives in the continental United States, and owns real estate in the continental United States. We must be able to verify that the Guarantor owns the property through the county where the real estate is located. All applicants must qualify on their own/ independent of co-applicants (no applicant may share a Guarantor). All applicants must have at least 3 years of consecutive rental history otherwise the applicant is required to have a Guarantor. Unit Description
Available for August 1st 2020! A house built in 1910 located on the 1300 block of Vermont that has been divided into 4 apartments. The 1300 block of Vermont is a cute little one block street that is walking distance to KU, Dillons grocery store, and Downtown. If you enter the apartment from the front porch you will be walking into a foyer which is shared by everyone who lives in the house. The house has a large shared front porch with a swing, a forced air gas high efficiency furnace, and 2 hot water heaters. Gas and Water are billed to each apartment and electric is separately metered. This cute studio apartment is on the 3rd floor in the attic. You enter the house from a shared front porch. The first set of steps are in the foyer, the second set of steps are in the apartment. The second set of steps are narrow. You will not get a full size box springs or a couch into the apartment. At the top of the second stair case you will find a landing. If you go straight ahead you will find a closet, and inside the closet you will find another door that leads into the eve for storage. If you turn left at the top of the stairs you will find a large bedroom with wood floors, a ceiling fan, a window air conditioner, dormered ceilings, and a deep closet to hang short items or to use for storage. If you turn right at the top of the stairs, you enter the long rectangular living area. The right of the living area has a large built in bookcase, the living area also has a ceiling fan, wood floors. On the left side of the living area is the door to the bathroom, which has a stall shower, and a built in vanity. At the end of the living room area, which is completely open floor plan, is the kitchen area. It has a stove, refrigerator, dishwasher, and a built in breakfast bar. On the opposite side of the breakfast bar is a window with an air conditioner in it. Up to 2 spayed/neutered Cats and Dogs under 40lb are welcome with pet rent and pet deposit.
