Other features include wide-plank sustainably sourced oak floors throughout living areas and the kitchen, carpet in the bedroom, a forced-air system with air conditioning, blinds, and a washer/dryer in unit. Street parking is available, with parking available across the street at The Performing Arts Garage. Mulberry laundry service is available on-site. Located at the corner of Ivy and Gough, 300 Ivy is surrounded by The Castro, The Mission, and Civic Center, just blocks from shuttle stops or the Muni/BART station and close to San Francisco's best shopping, dining and cultural attractions. Enjoy walking through the independent retail boutiques, savoring the dishes at the city's finest restaurants, enjoying the sights and sounds of the majestic City Hall, and taking in awesome performances at the new SF Jazz Center, the San Francisco Symphony, or San Francisco Opera House, all steps from your front door. This recently constructed building in Hayes Valley has a lobby attendant, a lush landscaped garden at the courtyard level, and a landscaped roof garden featuring an outdoor grill, seating and dining areas, and a sun deck for entertaining and relaxing. There are racks for up to 68 bicycles. PG&E is paid $100.00 per month, and the tenant is responsible for any amount over $100.00 per month. Pets are permitted only with permission. Certain types of pets are not allowed, including monkeys, ferrets, snakes, rabbits, livestock, reptiles, and certain dogs. The restricted dog breeds include some Terriers including Pit Bull (a.k.a. American Staffordshire Terrier or Staffordshire Bull Terrier), American Bull Dog, Tosa Inus, German Shepherd, Rottweiler, Presa Canarios, Fila Brasileiros, Argentine Dogos, Akitas, Doberman Pinscher, Alaskan Malamute, Bull Mastiff, Wolf Hybrids and all mixes of these breeds, or any dog over fifty (50) pounds. The right is reserved to deny residency to any animal deemed aggressive whose breed is not explicitly listed. No more than two (2) pets are allowed. Pets with a history of biting are not permitted. You assume full responsibility for personal injuries or property damage caused by the pet, and hereby agree to indemnify and hold the property harmless against any loss, or liability of any kind or character whatsoever resulting from the privilege of having a pet on the premises. You are responsible for the action of your pet at all times. Should your pet injure any other pets, residents, the property associates, or other individuals not listed here while on the premises, you will be asked to remove the pet from the premises immediately. Pets must be restrained whenever a maintenance service call is requested. The pet must be taken to the outside of the premises for their toilet purposes, and you must clean up after your pet. Pets are not allowed in common areas except to enter or exit the building. Pets must be on a leash at all times when outside the unit. Pets are not to be tied or staked outside the apartment. Residents living in upstairs apartments with a balcony must not leave the pet on the balcony for extended lengths of time. Patios should be kept clean of any pet waste. Also, please avoid leaving pet food outside for long periods of time as it will attract pest/rodents. If the barking of a Tenant’s dog becomes a constant issue for the quiet enjoyment of the premises by other residents through documentation by several residents, then Tenant and Owner will discuss positive ways to mitigate this disturbance. If the Tenant is unwilling to mitigate this disturbance, then Tenant will be asked to relocate or face possible eviction. The pet rest area at the roof is for exclusive use of approved pets. Please clean up after each use and hose down area used for relief of pet after every use. A fine will be charged for any owner that is not picking up after their dog.
