By far the worst place I have ever rented. It’s been 6 weeks since I moved out and still have not received my security deposit. The dumpsters are always full and trash spills out into the parking. A neighbors dog left droppings several times on my porch. Any issues that I brought to the manager were ignored. Nice location, but the maintenance of the property made it look terrible. I spent 5 hours cleaning the apartment and was still charged a $150 cleaning fee.

I will say no STAR at all. Ask me about the security deposit, to save the space for me while processing my application. After that no calls if we get approve or not, call them to ask to refund my money, they said it is not refundable. You are improperly withholding and misusing the security deposit and I never live in that place. You got free money! I do not recommend this apartment.

A few months ago, we are moving into States from oversea while we had no credit history, no proof of income, no rental history in US which made us very difficult to find a decent apartment. We contacted the river park villas manager from oversea, explaining our situation and she allowed us to rent our apartment in River Park Villas without making a fuss about records and documentations that we couldn't provide. While we drove straight down form SF airport with our luggages we didn't have high ...
expectation for the apartment and we were just thankful that we managed to rent an apartment.
We arrived in Fresno just before 9PM which is definitely the out of office hours for management office. The manager came down to hand us over the keys and our apartment that late hour and thanks to her we had a proper sleep for our 1st night in U.S.
Well.. the moment we step into the apartment, we are well impressed of all new and clean fixtures, kitchen and bathroom. Carpets look new and clean. Nice little private patio in front and we feel so fortunate to find this place. Our apartment is the corner unit which we had full of privacy, safety and quietness during our 4 months stay. Our air con stopped working one day and the management arranged the technician quickly and replaced it next day.
If we have to stay in Fresno longer, we will Not look any further. River Park Villas will be the one we choose and definitely recommend to others.
