    If you look at all of the legitimate WRITTEN reviews they are almost all 1 star but somehow this place has a 4.4 average rating? This place is an absolute joke. They are dishonest, unprofessional, rude and consistently underdeliver in almost every way possible. It’s honestly disgusting how people still get a way with making so much money they way they do.

    Items get stolen CONSTANTLY. The "gates" to the apartment doors can be opened by just reaching through and pushing the door open from the other side. Office staff is unhelpful, unprofessional, and just all around a joke to deal with. Not to mention the apartment is extremely overpriced and they will go up on rent every time your lease is up for renewal. Save yourself the headache and the annoyance of dealing with stolen goods non stop and find a community that actually cares about their residents ...

    Absolute joke of an apartment complex. They are extremely overpriced. The staff is unhelpful and just straight rude. That is if you can even get someone on the phone. If you want to have anything delivered just go ahead and forget it. They let packages just lay on the ground in the ONLY room in the entire complex that doesn’t require a key so you will have your packages stolen (I’m at three stolen this month, 15 days). If you want anything oversized delivered, forget that too. Their solution ...
    “just have it delivered to a friends house”. Trust me, save yourself the headache and the money and go somewhere else.

  • Takes deposits under false pretenses

    Looks like we had similar issues as other applicants. We pay for the application and submit out paperwork. We are approved via email and the rental website, at that point we pay out earnest deposit because we are “approved”. Well shortly after we get an email and phone call saying wait actually you are not approved - we need to provide more paperwork and that it will take time to review. We don’t have time and already had an application in for another rental - we are approved no problem for our ...

    I am not one to review at all, but if I could give 0 stars, I would. Just moved from Chicago, I have been living here less than a month now and strongly regret my decision to lease at this apartment complex. I have never had such a bad experience at an apartment “community” such as this one. The neighbors are HORRIBLY rude and inconsiderate- I invited my parents to come check out my new place and they brought my niece and nephew with (both toddlers) and the cops were called by the neighbor in no ...
    more than 5 minutes for a “noise complaint”. The walls must be terribly thin and poorly built for that to be such an issue within a 5 minute visit. I avoid coming home to my new apartment all day and when I am home, I feel like I’m walking on eggshells. The office staff (Jessica, Hiram, Richard and another girl) have been nothing but rude, inappropriate, and inconsiderate. I wouldn’t call this luxury living. Honestly wish I’d have moved anywhere else BUT here. I was attracted by the look of the apartment and now being driven out by literally EVERYTHING ELSE. Take your money elsewhere and enjoy a real apartment community experience.

  • what a nightmare

    this has been a nightmare living here neighbors are loud and management wont do anything about it , they ignore you and dismiss your concerns. there was just another dog attack because they didn't want to fix the gate to the dog park even though we have put requests in to fix it . place is a joke wish i never moved here

  • Really crappy.

    If you want bugs, poor construction, lazy maintenance, and super snooty and invasive management then this is for sure the place for you. If not, save some money and move elsewhere. The floor and cabinets may as well be made with contact paper, we had a plumbing issue that no one seems to care about fixing. There is a huge bug issue all over the property. People really love to have fast food and then just dump their trash on the ground. I’ve also found used condoms just laying on the ground. ...

    Extremely strict apartment living rules with heavy fines and fees. No visitor parking. Many unfriendly dogs in the complex and a lot of pitbulls. Worst part of living here is the constant supervision and nosy management.

  • Terrible Quality, Equally Terrible Management

    I don’t even know where to start with this review. When I look back at the last year of my life, I remember nothing but headache at this property. If it wasn’t one thing, it was something else. From terrible construction quality to the terrible office staff/management. When we first moved to The Flats At San Tan, we immediately had an issue with HVAC. The clueless maintenance team there couldn’t figure out the issue for nearly 4 months!!! Our electric bill reached $1,300 because of this issue. ...
    Maintenance denied there was an issue and insisted that it was just high usage on our part. I finally had enough and had SRP come out for an audit and the gentleman figured out the problem in less than 5 minutes. When I brought the papers to the office, the maintenance team swore that they knew that was the problem. Why didn’t you fix it then 4 months prior? In addition to finding out the problem, the SRP auditor also showed me how terrible the insulation was in the units. He said it was one of the worst insulated apartments he had ever seen. I guess that’s what you get in an apartment that was thrown up in such a short period of time. So this is the worst part. I assumed the apartment would cover the obnoxious waste of energy usage due to their mistake but no... they only gave me a small portion off of my rent. Not even a month free after those miserable 4 summer months in a unit with no AC. I still had to fork out $1,000 to SRP for my apparent “usage”. I wish this was all I had to say about this property but it’s not. We had our bathroom flood because of a blocked drain! No, it wasn’t hair or anything we had dropped down there. It was Drywall from construction and they said we should have kept the drain clear. Like we knew there would be drywall in our drain. Also, keep your kids and pets safe. This place is crawling with pit bulls. They tell people to register their pitbull as an emotional support animal to get around the breed restriction. There were 2 pitbull attacks at this apartment in the past 6 months. Anyways, I would highly recommend looking at other places in the area. My wife and I are currently renting a place in DT Gilbert for the same price, an extra 200 sqft, and we love it. But, as for the Flats at San Tan, if you love always having a full dumpster and dealing with a completely clueless management/maintenance staff, have at it! This place would be perfect for you.

  • New construction, that needs renovation

    The buildings are new (late 2017 to still being built) and amenities are nice. That's about it for 2 of the stars. Would have been 3 star if they were actually luxury apartments. Especially when looking at price per square foot and the quality that they were willing to invest into the property. Cabinets look good at first glance, but are covered in material so thin it may as well be wallpaper and are poorly constructed. Nice granite counter top is chipped and not level. The cabinet handles are ...
    not installed to the same measurements making them look ridiculously off level and installed with one higher than the one next to it. The apartment walls, doors and frames are poorly covered up with patches that stand out like sore thumb. They even forgot to paint over after applying the putty in areas. Floor is raised in some areas and in many places is not even cut to reach under the baseboards. A few baseboard corners are less or more than 90 degrees, one being an 80 degree angle. That's not even half of what is wrong with this place. Could be 4 stars but the fact that management opened these new "luxury" buildings to residents in this condition says, "we don't care, deal with it". The management and maintenance team are not interested in getting these issues corrected or replaced, or even repairing a cabinet that has absorbed over a gallon of water due their cheap contractors. The kitchen sink has started to rust. I can continue listing many more problems but I will attempt to refrain. The fact that they did not choose quality products and demand a better quality of craft from the contractors and fire them if they did not improve, says a lot about there quality being a "luxury property" and skill as a management company. Staff are polite but policy keeps changing. First buildings and residents were given 1 covered parking space included in lease. Rent increased for newer residents but also have to pay extra for carports, not one included anymore. How is that fair? Understandably, the only reason to be in this business is to make money but have a little pride in how you make it.

  • Lux in the San Tan Village

    Literally the coolest apartments in the San Tan Village area. The finishes are so nice and all the floor plans work really well. It definitely has a modern vibe but isnt cold or unwelcoming. The color scheme can either go brown or grey.. which is nice because all our current furniture fit in really well. Did I mention it has an elevator?! Whaaaaat. Seriously so convenient! The grounds are well maintained, clean and trendy. Good placement of doggy bag/poop deposit stations. The pool is a nice ...
    size and the common areas are sooooo swanky. I submitted a maintenance request and it was taken care of the very next day. At my last apartment it took a week and they didn’t even fix my problem till probably a month later. I think the best part of it all has certainly been the staff. I feel like anyone that has lived in an apartment can say that at one point the management hasn’t been their favorite. Eric especially has taken care literally everything we’ve brought to him. From changing up our floor plans at the last minute to some of our smallest requests.. I feel like he always helps us out. We couldn’t be happier here at the Flats! Would recommend 10/10 to anyone interested.
