The Villas at Newport Landing is a nice place to live with a family or roommates. The rent is right and the $58/month cable fee is great because it includes HBO (four HBO channels - HBO Family included!).
The townhouses are nicely laid out, with the master bedroom downstairs and the other bedrooms and bathrooms upstairs. The only weird thing is the oddly designed kitchen area.
The location is great, there are plenty of shops, banks, it's near the Veteran's Expressway, and only two miles away
...from the Upper Tampa Bay Trail! Washer and dryer hookups are in each unit and can be rented from the leasing office for a small fee. There's also a small laundry facility onsite as well as a fitness room, pool, play area for kids, and a car care center (but be careful - the car wash center rarely works). Also rarely working is the front gate. It's more of a cosmetic fixture than a preventative one, because a person could just park at the leasing office and walk around it.
The closet spaces are a decent size, the living areas get great natural sunlight into them, and the leasing team is great.
Sorry pet owners, no pets allowed at this property! Noise levels are usually not an issue here, either. Although the walls are thin, and based on where your room is, you may be able to hear the happenings of your neighbor's living room / bedroom!
Parking is at will, but there is plenty of it. I've lived here four years and 99% of the time I park directly in front of my door.
Each unit has it's own front porch area AND back patio area (no grills allowed, though). Patio furniture is allowed on the back patio area but only small plants and such on the front porch.
So, if you want a decent place to live that's affordable, The Villas at Newport Landing is for you. If you want high-end, glossy, all new appliances with marble counter tops...keep searching. The Villas is a nice step up the ladder, but definitely not luxury living.
