I lived here for 5 years and initially really loved it. The maintenance team was always kind and helpful when needed. I chose this complex because it had a mature, peaceful ambiance—not overly flashy, just comfortable. Sadly, that atmosphere has significantly declined.
Over the years, the quality of the property and management went downhill. Trees lost to freezes and storms were never replaced, leaving the grounds looking bare. Resident events were often announced last minute (sometimes just ...
hours before), and the office was frequently closed early or hard to reach.
There were known mold issues in my unit that weren’t taken seriously until I pushed for proper remediation. I experienced health problems during that time, which have since improved after moving. Dog breed/size restrictions were also never enforced, even when safety was a concern.
When I finally spoke up—after years of being a quiet, respectful tenant—I was told by Candence, “If you don’t like it, we can look into options for letting you out of your lease.” Her husband David also threatened to remove me from the office simply for expressing frustration. That was the turning point.
To top it off, my deposit was delayed. I followed up kindly several times with no response, then received the check dated exactly 30 days post-move-out—after sending a formal demand.
There are many new apartment options in Georgetown now with updated amenities and better service. Don’t let the name “luxury apartments” fool you—this complex no longer lives up to it.

I love the setting - it’s peaceful on the river. The community is quiet & safe. My three stars is because of inconsistent maintenance response. I recently had plumbing fixed and while I appreciate it was finally fixed (after requesting it twice & waiting over a week) the new fixture feels cheap and is loose. Fees that should not have been on my bill remained there until I contacted the office again.
The apartments do nothing to make a resident feel appreciated & give me no reason to want to ...
refer others to live here. I think office staff & maintenance have been here so long that they treat the position as too casual rather than as needing to exhibit the highest professionalism for their tenants.

Overall I have loved living here for over 20 yrs. The only thing I have on the downside is not having the option to opt out of the valet trash & Fetch package services. That would help residents save some $.

I came to Waters Edge because of a recommendation from a coworker. I did tour another newer complex before visiting this one and the leasing lady there told me I definitely needed to tour Waters Edge. I am so glad I did! Clover was fantastic and the tenants that I've met have been so welcoming! I admire the structure of these apartments, especially after visiting newer complexes that just don't seem as well built. Everything has been just great. Very friendly neighbors and love the Waters Edge staff. Love my view from my back patio. Grounds are very clean and well maintained. Very fat turn around on my maintenance requests. I am so happy to be in such a peaceful place.

Clover and Pam are super friendly and very welcoming. We enjoyed the tour and the different apartments we saw. It's like they have a different apartment that fits whatever your needs are. We love the one we picked. My favorite is the washer and dryer in the unit and, of course, all the amenities.
