Terrible Policies & Rough Move-Out Fees

While living at Cross Creek for 4 years, they abruptly charged us for a prorated rent that did not appear on any of our statements and moved the due date to the middle of the month instead of the first. When we asked for more time due to having 4 low-income residents, we were told we would incur late fees if the payments were not made on the same day.
Upon moving out, the complex charged us $1,300 for carpet replacement. Upon looking at photos, no damage was permanent and the only visible issue ...
was a washable spot of dirt in front of the front door. The statement also cited "worn down areas" of the carpet.
When we discussed this to try to get the fee lowered, we were told that it was immovable due to Cross Creek paying a 3rd party service to provide them a quote.
This 3rd party service did not take into account the fact we had lived there for 4 years and that the carpet was not new when we moved in. To any reasonable person, the wear and tear on the carpet would have been within the bounds of the lease.
But I suppose Cross Creek just wanted to replace the carpet, this time. And it came out of our pockets.
Avoid leasing here.
