December 22, 2024I’ve lived here for about 8 months and honestly living here is not bad, but could be so much better. What is bad is that there is absolutely no noise control anywhere in the building. We live close to the street and hear all traffic and movement outside, everything going on in our neighbors homes, and worst of all, we hear every-footstep and conversation in the building. We recently got a new property manager, Danielle, and she honestly is breath of fresh air from the joke of a property manager ...we had previous to her. My score is a 2 Star because of lack of quiet enjoyment in my home and lack of a resolution after pushing the issue up to the regional management level. Long story short, no help after MONTHS. Peace in my home is something important to me. So that alone I would tell anyone NOT move here and I won’t be renewing my lease. I could say more BUT issues were with the old property manager. Owner could make it better for living here with some changes, but I don’t think they care.Property Manager Responded

Unacceptable and unprofessional management
October 13, 2024My kids rented a 2 bedroom apartment on the 4th floor for 3 years, their rent was always paid 100% on time and the apartment was kept immaculate. The new property manager in building has been a nightmare to deal with as she has deep rooted anger management issues and is unable to explain process for onboarding and off boarding leases. She yells and curses at residents, staff and delivery personal, when frustrated due to her lack of knowledge and customer service etiquette . The building is also ...in extremely poor condition, gym is a small closet without windows (not sure how Tampa inspectors allow it), the hallway rugs are stained, there is mold in first floor, the pool is never cleaned and the unit bathrooms have leak problems that have not yet been fully addressed in 3 years. At the end of the lease, she kept a $300 deposit and unfairly charged for non existing damages (which I have disputed and reached out to BBB and HUD and an ethics complaint with NARPM) Luckily I also took a video of the apartment after all furniture was moved out. My advice, look to rent elsewhere, it's not worth the aggravation.Property Manager Responded

August 22, 2024I’ve lived here since the building has opened and it has declined a lot. The hallways smell horrible. The carpet on the hallways are filthy. The leasing Lady isn’t competent. Coffe machine out of order majority of the time. Dogs run through the building with no leash. Pool are always looks dingy. No one follows quiet time… they play music at the pool at all hours of the day. Reserve parking is a joke. They rarely enforce towing unauthorized cars. The rent increases while the apartment ...declines. Gates are always broke. Tenants steal packages. It’s not worth the money. I plan to move once my lease is up. Luxury should be removed from the description.Property Manager Responded
