Dog poop everywhere
November 13, 2018 - Review from Apartments.comApartment is great and i would highly recommend it if they if they would enforce the "pick up your dog poop rule" but they don’t so don't plan on spending any time out on the patio.Property Manager Responded

April 19, 2018 - Review from Apartments.comWhere to start. Gates constantly broken. Fire and sprinkler system constantly going off in the middle of the night and throughout the day. AC constantly going out and being repaired. Water leaks in from rain and pressure washing. Mold in apartment and storage areas. Dog poop everywhere. Dumpsters constantly overflowing and leaving trash blowing in the street. Stairways are filthy. Disingenuous payment practices. Unfriendly office and maintenance staff. The list goes on. April 23, 2018We are extremely sorry to hear you feel this way about our amazing community. Many of our staff members reside here and are happy to call Landmark Grand Champion home along with the majority of our residents. We would love the opportunity to work with you in regards to your complaints. Anytime we encounter an issue with our gate we are quick to act and remedy the repair. Unfortunately, we cannot deter some things from happening (lightening storms, accident at the gate) but we certainly do not invite issues that can be prevented. We are a newer property therefore we are fortunate to have new A/C units. If there is an issue with you’re A/C please let us know so we can address it for you. We have an emergency system in each building to alert us in the case of a fire. We did have a recent incident during an atrocious storm that caused our alert system to go off in the early morning due to a lightening strike. Both our Property Manager and Maintenance Supervisor immediately ...arrived on the scene and worked with the Klein Fire Department to find the issue and resolve it. If you have a mold issue we do ask that you report it to us immediately because if not reported it can cause further damage. We need to take care of this. Our dumpsters are picked up 3 times per week and I am not aware of an issue with them at this time. We do monitor them and I would love to talk to you about this for more clarity. We are able to accept several forms of payment in our office unless a payment is returned to us marked insufficient then we will no longer be able to accept that type of payment from the resident who paid it. This is in accordance with the signed TAA lease contract. We would love the opportunity to discuss these concerns with you further in person. We are available 7 days a week. Please let us know when a good time to meet with you would be.

January 18, 2018 - Review from Apartments.comMy husband and I recently had a family member take our home away from us. (long story) and we recently moved here from california thinking we had a new home to come to. That being said we have to go and find a place to live. I have never "apartment" lived so to say. We are older and my husband is a retired Veteran… I could not have had this smile on my face in months. Tracy gave us the time to sit and talk with her and she listened to me as this is very hard. I could NOT be happier with the way ...Tracy treated us and showed us the apartment. We are so very excited to hopefully be approved to move in. Tracy was very professional and I look forward to calling this my home. Only one downfall was the area into the apartment had not been swept up in a while and while we are clean people I can only hope our neighbors are the same. I would like to know my neighbors as I am a neighborly person and thats the only scared part. I want to know who I am living next to. But my confidence in Tracy has eased my situation to a minimum. Great place to call home.
July 13, 2017 - Review from Apartments.comI have been living here for about 15 months. The apartments are new and were not cheaply done. Normally one would be a little embarrassed for living in an apartment but anytime I have guest come over, they just rant and rave about how nice the apartments is. It is really spacious as well. I have the 2 bedroom 2 bath with nice size bedrooms and there is still plenty of space. I honestly couldn't be more happier calling this place home. They have great maintenance and the front staff is 5 star. If ...you ever get a chance to check them out, it is worth is. Right off Boudreaux and 99 which makes it very convenient to drive to 249 or 99. I work out towards Kingwood and can be there in 30 minutes or less. Truthfully HowardRead More
Fully Regrettable
May 15, 2017 - Review from Apartments.comApartments here are big, however they are not nice. The building materials used are cheap, the construction quality itself is poor. Lots of noticeable imperfections throughout the units. Many of the tenants are unpleasant to live around, due to personal and vehicular noise as well as rampant littering. Parking is extremely limited and inconvenient due to an excessive number of paid covered parking spots. Management is unprofessional and impolite when you need something, maintenance staff is ...inexperienced and unqualified. Your plans will be delayed multiple times per week when you try to leave your apartment but immediately get stuck on Boudreaux for up to half an hour at the railroad tracks right next to here, where trains frequently come to a complete dead stop while blocking the road. The front gate malfunctions about every other day. Various items have been stolen from me and my neighbors' patios, a couple of the apartments were broken into, and there have already been two shootings here in the past year since this property opened. The automatic online payment system went down and I was only notified through e-mail, no phone call, and the leasing office charged everyone who was unaware of this $75/day in late fees. They tell you freeway noise from the Grand Parkway is minimal, but it is actually very audible and disruptive at times. Trash trucks come at 3-4am several nights per week, waking up anyone who is a relatively light sleeper. Fire alarms for entire buildings have malfunctioned multiple times, ringing at an unbearable volume for hours. Many of the residents are shady and can't possibly be making an income triple the cost of rent. I expected so much more when paying as much as it would cost for a house in the same area. You will get a lot of space for your money here, but you will not experience the luxury lifestyle that is advertised.Read More
