READ THIS BEFORE RENTING

First off in a year this complex has had a $200-$300 increase in price! Here’s the little things they don’t tell you -Charged tax on rent, water, sewer, and garbage (must be an Arizona thing) however I was not told there was tax on all charges when I asked about monthly charges. -The only internet service available is cox. Apparently all the other companies are at capacity in the area so cox is your only option. Monopoly? Basic cable and internet is $133 monthly. -They essentially ...
charge residents the water bill for the entire property. Yes you have a water meter associated with your unit HOWEVER your rate is OVERPRICED. Your “usage” is based on your meter however the formula they use charges you as much as $8 per 1000 gallons. (Compare that to $1 for residential and $2 for commercial if you paid the city directly). -Utility smart charges you a $4.95 “admin fee” monthly not to mention a fee you are charged to set up your utility smart account which is a third party they use to asses your water sewer and garbage. So you’re charged to asses your charges. Cool. -The barbecues use gas and we all split the cost whether you use them or not. -The $9.95 “building and facilities” monthly charge was also not clearly spelled out. Can’t my monthly rent cover that? Pretty vague and unnecessary. -The $35 valet waste is a waste! You don’t have the option to opt in or out you are required to pay this fee. They rarely pick my garbage up and I’ve called to complain. It’s ridiculous and not necessary. Not to mention heaven forbid you have an emergency, leave your garbage can at your front door and DON’T remove it by 9 am the following day you will receive a threatening email stating you will get a $25 fee!!!! I’ve personally resorted to NOT using it even though I pay for it. Why would I risk getting fined for a service I PAY FOR!?!? Here’s what you pay for. Example: February has 20 pick up days (sun-thurs minus holidays) = $1.75 per pick up. Again. Not optional. Not necessary. -The staff minus one person is condescending and rude. I think the managers job is to reply to the community Henri app and that’s all she does. Not one resident has ANYTHING positive to say about her. When did apartment managers get hired to be rude? Weird. Look elsewhere.

Where do I start?! This newer apartment complex has created the best living experience I have had in the past 4 years. Management is knowledgeable, reliable, and easy to work with. Signing a lease was easy and credit approval was extremely fast not to mention the awesome specials they advertise throughout the year. For me, 6 weeks of free rent on top of a spacious living space right next to the pool area in a non smoking section was priceless. The complex also offers a huge fitness center with a ...
spinning room that offers free class on Thursdays as well as free yoga on Tuesdays with two of the most outgoing and experienced instructors you'll ever meet! The ONE downside I have experienced is the gentleman who walks around daily acting as HOA so to speak. He leaves warnings if you leave items on your balcony overnight, park two motor vehicles in one parking space aka mororcycle and car, etc. I had received a warning for leaving a bath mat out to dry over night and they fine you if it's not removed. ? other than that, getting mail is incredibly easy, our mail carrier Rebecca actually texted me regarding a package I left at my door to ensure she received it. So nice! Lastly, our pool area is phenomenal! We have 3 flat screen tvs in the bar area next to a giant floating island, perfect for parties and celebrations aka my 23rd bday bash. The pool is also shaped in the form of a 4 leaf clover so it's a little more private when entertaining guests. If you're looking for spacious apartments with TONS of storage cabinets, in unit washer & dryer, detached nozzle faucets for easy cleaning, deep sinks, fast maintenance service, and walk in closets....this is the place for YOU!!!!!

the san capelle apartments are the best in all towns so very new so very updated in all fields from open layouts floor plans to big very nice green landscapes and huge pools very large gyms also incredibly dining areas super helpful staff also very easy parking and most of all shaded parking big plus really the best place to be close to all shops and a hop skip from any other town or sky harbor air port truly a fine spot to hang your hat.

Beautiful San Capella!

Love this apartment and complex! Our 1 bedroom apartment has lots of open space, stainless steel appliances with a flat top stove, beautiful hard wood floors with comfy carpet in the bedroom, a washer/dryer included and there are lots of cupboard space. The bathroom is bigger with plenty of counter space and a sliding glass door shower. It's a gated community and we often see security keeping an eye on the area. The office staff is always friendly, welcoming and know you by name, the maintenance ...
workers are speedy and helpful and the grounds crew keeps the place looking amazing. Our dog has lots of grassy areas to run around with other resident's dogs with doggy bags available at every stop. Our dog loves to greet the staff and workers and they are very friendly back. This is definitely a quality apartment and worth the money!
