Most unprofessional apartment complex

I am writing this review with a heavy heart and a deep sense of responsibility—not only to share my experience but to help protect others from going through what I have endured at Stony Brook Apartments in Modesto. On Monday at approximately 4:35 p.m., I visited the leasing office to respectfully express ongoing concerns about serious maintenance and livability issues in my unit. What followed was both shocking and unacceptable: the property manager abruptly stood up, raised her voice, and ...
shouted at me, creating a hostile and intimidating environment. Simultaneously, the on-site handyman interjected and told me I was being “very rude”, despite the fact that I remained calm and professional throughout the entire exchange. As a paying tenant, I was not only disrespected—I felt completely dehumanized. I want to be clear: I could have contacted law enforcement due to the aggression directed toward me. But given my current situation, and recognizing that the leasing office has no surveillance cameras or audio recording—a decision I believe is intentional to avoid accountability—I made the decision to walk away quietly and professionally for my own safety. This incident is not isolated. It reflects a broader pattern of negligence and disregard: • I was originally placed in a unit located beneath an extremely disruptive tenant, with daily disturbances and marijuana odors infiltrating my home. • Despite multiple formal complaints and a written letter, no action was taken until I escalated the matter. • I was offered a transfer to another unit, but was forced to cover all expenses myself—including hiring a U-Haul and movers. • Upon moving, I discovered the new unit had a burnt-out AC (confirmed by their own technician), a broken sliding door, and was not properly cleaned—I have clear photos showing spider webs and signs of neglect. I have documented all of this through photos, videos, and written records, and I am now working with legal counsel. I am pursuing all available options to seek justice—not just for myself, but so that this does not happen to another innocent tenant. This review is written with complete honesty and sincerity. I have nothing to gain by sharing this except to stand up for what’s right and protect others from being taken advantage of. Please think very carefully before renting at Stony Brook Apartments. Every tenant deserves to feel safe, respected, and heard—and that is not what I experienced here.

Homeless people and substance users are roaming the property at all times, there's noise, fighting and screaming almost every night in front of our window. Management is not responsive at all. Stay away.

Beware!

I moved out of my apartment almost 5 weeks ago and here I am still with no deposit. I had put the incorrect apartment number on my 3 week notice sheet which I completely take responsibility for but somehow my deposit was mailed to the completely wrong address. I get it mistakes happen but I called the stoneybrook Office on the 27th and was told that my check would be over nighted. Today is the 2nd I have yet to receive anything. I called the office today and was told that the woman who told me ...
it would be over nighted pretty much lied and I’d have to wait another 21 days. I am a 20 year old college student that doesn’t have money growing on trees. I’m now late on my rent because I was promised over 600$!!! No one can seem to get their crap together and take responsibility for the mistakes they’ve done. No one has apologized or seemed sincere at all. When I had told the woman I was speaking to that I was going to write about my experience she said I was just upset because I’m “late on my rent”. My advice to anyone looking to live here or anyone that already lives here, make sure you check with the office multiple times verifying the address you want your deposit to be sent to because it seems like no one can read. I hate to see others go through the same experience.
