Ridiculous Charges Upon Move Out
February 10, 2025Hi This is very poor and bad mgmt, they handle move out very badly. They never repair the damages timely. Workmanship is very poor in terms of paint quality, cleaning etc. They will charge you upon move out without your knowledge and send you invoice to pay them. I tried explaining multiple times and provided proofs of the tickets raised, water leaks into house during rain etc they did not listened to any of it and forced me to pay the balance. Aprtment was handed off by me to them in neat ...conditions, I have the video and they do not agree to it.Very very poor customer treatment apart from usual stringent community guidelines. Not friendly community guidelines at all.Property Manager Responded

Poor Management
July 19, 2024If there is no star I would prefer to do that. I have been living here since march. I have roach problem. I have put in the request to do pest control on 05/30 but no one came to treat that. Office keep telling me that I am on book to do the pest control but they are behind of schedule and lot of hose to cover it. I have mention them that my kids are allergic but nothing has been done immediately. I can't risk my kids life over this.Property Manager Responded

Horrible Experience

How is it a 4.8 rating?
April 12, 2022It looks great but the rent is too high and they charge for things that have not even been damaged, like little mold at the edge of the tub or the wall which is not even your fault. The maintenance request here is extremely slow. It is a beautiful area but not the best place to move into.Property Manager Responded

Owner charges for everything
October 11, 2020In reviewing the property, the owner charges for everything, from pest control to trash pickup to landscaping. Management does not enforce the rules, cars are parked everywhere and most are illegal. More and more people are moving out due to management.Review from Apartments.com
DO NOT MOVE HERE
January 19, 2019The worst place ever!! So many health code violations! -A/C & heating systems have not been cleaned or maintained since the property was built *see pictures -EXTREMELY HIGH ELECTRIC BILLS!! AC runs constantly and never dropped below 75 in summer. -Plumbing leaks from toilets, showers, sinks, bath tubs, and washers from the apt above. Unsanitary water coming down through drywall ceiling and their fix is to paint over it? Meanwhile mold and bacteria grow in the dry wall *see pics. During my ...lease I counted 11 leaks with half of them being the same leak over and over bc they never fixed it the right way. -RATS! they are everywhere! you can hear them and see them outside, in the walls, climbing on patios and fences. -Multiple families living in one unit which is over occupancy law. Since so many people in one unit the plumbing would not work, clogged toilets for no reason, awful sewer smell in apt all the time, unit upstairs would constantly overflow toilet & bathtub. Complained several times to management about multi-family upstairs but they took no action. -It's so LOUD! You can hear everything! Not sure what is worse, the ceiling sounding like it's about to come down from the people above, hearing the neighbor beat their kid nightly or the sound of the busy Preston road with the constant speeding traffic, frequent ambulances or cop sirens doing a drug bust at Lifetime Fitness. -Broken Dog park - fence is broken and a chair is holding it in place. -Gates - broken multiple times a week - Legacy gate at one point was out for months -Unsafe garage - you may think your garage "locks" but it doesn't. Any key or even a pointy object can pop that lock out giving anyone access to your garage. -Nightly street parties - Every evening the people gather in the STREETS. Kids purposely run into passing cars. Sometimes the children will not move from in front of cars or let them pass or park. The kids leave their toys all over the street and in front of garages which makes it impossible to pull into or out of garage. -98% of the people that live here hang laundry all over their patio & fences (which makes no sense bc rats run all over the patio & fences all night long) -Moldy windows - when it rains outside it also rains inside *see pic DO NOT MOVE HERE!Read MoreReview from Apartments.com
Fees keep going up...nickle and dime you to death
September 17, 2018Whether you have packages delivered or not you are charged a fee, whether you have a pest control problem or not you are charged a fee. Many tenants hang laundry, rugs on the balconies and patios, bicycles, trikes, scooters and trashbags are left in the door ways. Management basically doesn't care., just pay the rent and the fees. VPC Experience
March 29, 2017To sum it up, my experience with VPC was pleasant! I found this place good for me and my family. A lively community, at the center of Plano with easy access to anything that we want and in a good school catchments area! When we moved out of the community, we moved so with good memories and a lot of long lasting friendships! I would any day recommend my friends and family to move in there. July 26, 2015Villas of Preston Creek has an awesome location in Plano, a few miles from Frisco. A few miles from all the corporations based on Legacy Drive. A few miles from the Frisco Roughriders baseball park. Close to the Stonebriar shopping mall and the Shop at Legacy. Not far from the Shops at Willow Bend.
