Collections or judgments for medical and student loans may be disregarded at the discretion of the property manager. (5) More than 2 late payments within the last year on credit cards or other debt, loans. (6) 2 or more NSF checks in a 12 month period. (7) Unpaid Debt including repossessions, charge-offs or collections exceeding $200.00 in the past 3 years. (8) Judgments within the last 7 years or unpaid Judgements. This includes a case-by-case review considering the nature, severity, and timing of the offense, along with factors such as rehabilitation, employment, rental history, and restitution. A criminal background check is required for each applicant and occupant age 18 years or older. We evaluate each case to determine if the offense poses a direct threat to the safety of others or the property. WHAT MAY LEAD TO DENIAL: Convictions for certain serious offenses may result in denial if they occurred within a specific time frame and if the applicant is unable to demonstrate rehabilitation.
