    Lived at Vanderbilt for approximately 8 months thus far and I am counting down my lease.... There has been 5 apartment break ins that I know of... one of which the resident was injured during the attack. Break ins occur both day and night. There has also been at least 8-10 incidents of car robberies and vandalism all occurring on the gated Vanderbilt property. Something is always wrong with the gates, they are always having to fix it for numerous reasons... you would think that they would get ...
    gate attendants with the crime and the numerous gate maintenance issues. Management is always keen to say that they will increase patrol and make improvements but I have not heard of any incidents where patrol or improvements caught someone in the act of committing a crime. Each home does have an individual alarm system but I accidentally forgot my code one time and the alarm blasted for at least 3 minuets and no one came or followed up on the triggered alarm. They do have some pros, friendly management, nice location if you work in the med center, also had some rental relief in the beginning of pandemic which was thoughtful I am not taking that away but if safety is a priority this is not the place. Not sure if it’s because of the area, or if it’s due to broken gates, lack of gate attendants and number of patrols for size of location... it is not a safe place and the incidents continue to occur.

    Carlos was helpful and friendly! My roommate and I were searching for two separate spaces to move into. He took the time to show us many different floor plans around the complex. We were able to find perfect apartments with the amenities that suited each of us! So much so that we already have friends that are looking into moving to the Vanderbilt next month!   • Not a safe apartment complex

    My son has only lived there since October and his vehicle has been broken into twice. There have been multiple nights where more than 15 cars are broken into. They continue to promise increased security but it is not enough. At this point,it would be more cost-effective for my son to break his lease than it would be to continue paying the deductible and the repairs on his vehicle!

  • Unsafe place, service gets worse.

    Two stars only for the maintainers and the older stuff. I have been living in Camden Vanderbilt for ~3.5 years. The first year the stuff was friendly and the properties were well maintained. After our lease expired, we renewed our lease for another 2.5 years. But gradually the security becomes a problem, packages get lost, and home and cars were broken in. According to my memory, packages were lost since the summer of 2018, and afterwards, things became worse and worse. From the fall of 2018 ...
    until right now, almost every week there are messages asking about lost packages(at lease once/week, most the time more that once). Broke in's also happened since late 2018 until now, and condition is getting worse and worse. From thanksgiving 2019 till now, only less than 2 weeks, there are already 3 times report. This is really a big problem that has been bothering us. I see messages complaining about the broke ins and the lost packages everyday. What's worse is that the leasing office did not pay enough attention to the insecurity. One of our neighbors noticed some suspected person in the parking garage, and she called the leasing office. They did not take any action, but told her to call the police by herself. They said it was not their responsibility. At the same time, they keep on increasing the leasing fee. They changed the stuff team in 2019 summer too, which is quite normal in every company. Although I understand the rearrangement, I have to say that the new persons are not professional at all. They do not have servicing attitude but rather managing attitude. Sometime they are rude. Comparing the insecurity problems to our properties and homes, attitude looks like a tiny problem that can be ignored, but I still hope they can improve.

  • No Longer Safe

    Safety has become a huge issue, with numerous break-ins and vandalism throughout the property. Management keeps replying with the same prefabricated responses, clearly reflecting that safety is not their priority. In fact, they're more concerned about spending money to repaint the place instead of adding much needed security cameras or a security guard. They keep ignoring the residents' requests for improved security time and time again. I don't feel safe in my own home here. Until they actually ...

      Hello, Thank you so much for your comment. Though we are one of the lowest crime rated communities for the West U area, we have taken extra precautions to increase safety on our property. In addition to installing individual deterrents for every home (i.e door armor and interior alarm systems) we also have exterior deterrents (gated community, coded access and cameras). We recognize that there is always room for improvement and we will be installing more cameras in every area as well as increasing the frequency of our safety meetings so that we might have more of an H.P.D presence on our property. I have called Camden Vanderbilt home for the last 6 years and have thoroughly enjoyed my stay here, and have no intentions on leaving any time soon.     While I keep an immaculate home from time to time I need some routine maintenance. We have an incredible maintenance team who always does an incredible job with a SMILE! Just last week I got a nail in my tire on the wait home came back out to go to Randall’s and had a flat time. Like a knight in shining armor one of the maintenance guys Marvin happened drive past and noticed I needed help changing my tire. This was afterhours, and he was headed home, however he took time our of his own evening to help me change my tire. Thank you again Marvin! When it comes to the office staff I know that I am in the best hand! I would like to personal thank Tina, Dalia, and Brendon for always being so helpful when I contact the office. They go out of their way to personalize their care, and make me feel valued as a resident. Thank you guys again for working with me on current renewal, I am forever thankful.

  • Good, but lots of residents smoking pot

    I'll preface this saying I really like Camden management and really have no issues with them. Maintenance is on time, for the most part they are forward thinkers and communicate effectively, it's in a nice part of town, safe for the most part (there have been an increasing number of break ins and thefts though), and clean. The biggest issue I have is that every unit that connects to me (and is across from me) smoke pot 24/7 - to the point where my unit smells like pot all the time and you can't ...
    go anywhere around the building without smelling it. I have contacted management MULTIPLE times and they will not do anything, saying "there's really not much we can do." Even though it explicitly states in the lease you cannot use or possess illegal drugs. I most likely will not be renewing my lease because of this issue, so if you like the smell of pot, this place is for you.

    I have lived here for about six months and love every minute of it! The maintience staff is stop notch and they are always smiling!   • Great Apartment, Location and Management!

    This is the best place to live if you are looking to live near the medical center! I've lived at 3 different ones since I've been in Houston and this is by far my favorite. It's walking distance to the grocery store, several restaurants of a wide range (including Chick-fil-a), convenience store, and many other great shops.     and affordable. We have at least 3 pools that I'm aware of and I heard there may be another in case you are not up for a crowded pool. They also have a free pilates and yoga class every week. The only downfall is that they no longer keep packages in the management office. However, the pros definitely out way the cons of Cambden Vanderbilt. I will be renewing my lease:)
