My girlfriend and I lived at the Lodge for almost 4 years and at first it was fantastic. The manager was on point keeping a tight ship. Work orders were completed in a timely manner. Communication great. Then they replaced her with a new manager named Kerrie and its gone downhill and bad. Takes forever for work orders. Kerrie is rude, snide, and dismissive. One unit had a sewage leak and nothing was done for weeks. Bugs GALORE. The gym was updated after 2.5 years of having an ancient 'gym' and ...
I use the term loosely. The update still has the gym incredibly lacking compared to other complexes that charge significantly less than the Lodge. We chose to not renew and asked for an extension (another week) as our new apartment wasn't going to become available until a week after our lease ended. We were told they'd get back to us to let us know. NOPE. I had to reach out multiple times to learn that they wouldn't extend us for a few days as the new tenants wouldn't push back the date. That is fine. What wasn't acceptable is ONCE AGAIN the staff were HORRIBLE in communication and I'd wager they didn't even ask the new tenants but just told us no. To top it off, when leaving I specifically asked to be notified when the end walk through was going to take place and was told I'd be given a time. NOPE. No communication. So now I don't have any idea about the security deposit or if I owe anything and if so, why. I shouldn't be surprised since it was par for the course. If you are thinking of moving just know that all you are paying for is location. It's right along the river which is fantastic but the benefit ends there. Also, be prepared for a terrible manager.

Great location, but some issues with the complex

First off, the location is great - close to everything, and also secluded and quiet - and the apartments are attractive. The low rating we've given is due to the mismanagement of the apartment complex, and the constant maintenance issues we've experienced since moving in. Now, we expected a few issues when we moved in, particularly since the buildings are older (built in the 1970s). We've had numerous problems with appliances in the apartment (microwave on the fritz etc.) but maintenance is ...
usually fairly good at dealing with these issues in a timely manner. But since we've been living here, there have been constant issues with power and water. The power goes out at old times, which is a major nuisance, since my wife works from home and relies on the internet during the day. Also, the water is often off due to maintenance that always seems to take longer than it should to fix. The managers do not seem overly concerned about these problems. Again, issues happen and we understand this, but the frequency of the problems is beyond what you'd expect, especially for an apartment complex in this price range. That's the other thing: rent has increased dramatically since we moved in here, and seems to go up every year. Again, not a problem if the Lodge was constantly improving their game, but alas, this is not the case.

Quiet community, great location

I've enjoyed living at the Lodge for three years. The area is quiet and is in a great location...close to downtown Roswell. Some apartments have hardwood flooring throughout which is great for people like me with terrible allergies. The downside is experiencing a few major plumbing issues and some building exteriors could use some cleaning and updating.

I'm renewing my lease

I have to give this property 5 stars. My lease ends very soon and this will be the FIRST time in my long apartment-living life that I have renewed my lease. If that doesn't speak volumes then I don't know. The community is unique to me in the way that it doesn't have that many children (the pool is never overcrowded with them in the summer). selling us the apartment; he didn't have to, the place sold itself. My husband and I live in a 1 bedroom... it's 1,000 SF. That is huge! I like that the work orders are placed online. The one time I had to utilize this they completed the order within a timely manner. You can also pay rent online, not something that I have personally got to do at my past apartments. I met one of my neighbors the other day for the first time. She said her downstairs neighbor has her cell phone number so they can text her when her kids are being "too rambunctious." They never are, they are so well-behaved; I see them washing the car and doing chores every time I walk by, haha. Those are the kind of sweet people that live here and I'm so glad my year here has been nothing short of perfect. This community respects its renters' privacy. Rarely do they need to enter your apartment for something other than your work order, and if they do, they e-mail you ahead of time. My favorite part about living here is that it is ON the Chattahoochee River. There is a nice little dock where you can sit and watch people float, row, or paddle by. And it doesn't stop there- you can actually RENT a kayak (from the leasing office) for $20/day. This is such a good deal because Shoot the Hooch and all its competitors rent out their canoes/kayaks for $80/day. HA! Thanks, Lodge on the Chattahoochee, for being THE best complex I've ever lived. I just realized I didn't even have to talk about any "crime" because there hasn't been any the past year I've lived here! So come by! You will not be disappointed.
