Deceiving Rent Installment structure
June 5, 2026 - Review from Apartments.comI moved into The Quad in January 2025 and was told I would be paying monthly rent. What was not clearly explained to me was that the lease uses installment payments rather than charging only for the months I would actually occupy the apartment. Because of this, my lease payments were divided over 8 installments even though I would only be living there for 7 months during that lease period. Looking back, I feel deceived by the way this was presented. The monthly payment appeared lower because it ...was spread over an additional installment, but I was never clearly told that I would ultimately be paying the full lease amount regardless of the number of months I would physically occupy the apartment. Another issue is that leases can begin on the 7th of a month while rent is still due on the 1st. This means residents may end up paying for a full month while only occupying the apartment for a portion of that month. When I renewed my lease in August 2025, I was charged twice for August. Management later apologized and moved one of the charges to September. At the time, I believed this was correcting a mistake. However, when I later planned to end my lease in August 2026, I was informed that I would still owe the full August payment even though my lease ends on August 7. This helped me realize that the August payment had effectively been deferred rather than removed. From my perspective, this felt like a “thief in the night” situation because the true cost and structure of the payments were not made clear to me when I signed. Had I fully understood how the installments worked, I would have never leased with The Quad. My advice to future residents is simple: read every line of your lease carefully. If you move in at a time other than August, verify exactly how many installments you will be paying, how those installments are calculated, and whether you will be be paying for a month in which you are only occupying the apartment for a few days. Ask questions until you fully understand the numbers. Do not rely solely on how the monthly payment is presented. Regarding the fitness center, while it is designed to accommodate our community and is typically not overcrowded, we understand that preferences can vary and appreciate you sharing your perspective. That said, our current management team has been in place since July and is committed to providing consistent, responsive service moving forward. In terms of internet connectivity, we recently implemented upgrades that provide each resident with an individual login. This has significantly improved reliability and made it easier to connect multiple devices, including smart TVs and gaming systems. Security is something we take very seriously. We have introduced an updated access control system across the property to enhance both safety and convenience. Many, many issues
May 30, 2025 - Review from Apartments.comPlease read this review carefully, there is a lot of bots and fake reviews. The Quad on Delaware is one of the worst apartments you can live at, apart from some nice staff. I have lived in the Renovated tower for almost a year now, and here are some of my main takeaways: 1. There is a LOT of structural issues in the quad. We had a broken side entrance door for 4 months, there is monthly water shutoffs, there is mice that somehow get to the 4th floor (and higher!), and there is also a faulty ...fire alarm system that will wake you up on random nights every couple of months. There was also mold in the apartment THE DAY WE MOVED IN! 2. Do not expect any kind of help relating to billing or contesting charges. The first month I lived here, me and my roommates got charged $350 in electricity for a 4 bedroom apartment. When we asked to see the charge and how much electricity we were using, we got vague answers and were directed to a third party that then directed us back to the Quad. 3. Overall it's still liveable, and like many other people I went to the Quad for it's lower price. DO NOT SIGN FOR OVER $600. THEY WILL LOWER THE PRICE AS PEOPLE DON'T RESIGN. Regarding maintenance concerns, while water shutoffs can occasionally occur, they are only performed when necessary to complete essential repairs or prevent larger issues. Similarly, our fire alarm system is regularly inspected and functions as intended, though like in any residential community, alarms can sometimes be triggered by cooking or other environmental ...factors. The concerns you mentioned related to pests and potential microbial growth are taken very seriously. Black mold, fire code violations, incompetent staff
May 10, 2025 - Review from Apartments.comBlack mold. Fire exit is unlit and pitch black at night which is dangerous and a violation of fire code. Leaky pipes. Unsafe and broken furniture. Staff put on a kind facade but lack willingness or ability to actually solve problems. Maintenance is incompetent, often closes work orders without fixing them, incapable of simple repairs like cleaning carpets (their machine has been broken for months and they refuse to order the replacement parts), putting the microwave back together (there are parts ...just hanging out of it), fixing the oven light. AC is extremely loud. Clothes dryer does not work. Windows can't open. Free printing is not actually free. Locked doors that are supposed to keep the building safe frequently don't open after scanning my card or are unlocked 24/7 which defeats the entire purpose. All of these problems and more were in the unit when we first moved in. Management has not fixed most of them after months. Do not be tricked by the tour room. They spend a lot of time making that room (and only that room) look good to trick people into leaving misleading 5 star reviews before they've lived here. horrible place to live

Love here if you want random expensive fees, multiple water turnoffs, closed down gym and most amenities for 4 months (only fixed when new residents moved in), maintenance that takes forever to fix emergency things (in the hottest week of summer my AC broke and they completed the request since they called someone. Claimed they tried to get in but my roommates were waiting in the living room for them), a tow notice on my car on a spot I had paid for ...about 8 months, mold in my apartment with denial from maintenance (did my own test and it was mold), trashy elevators, oh you pay rent for 6 days of living there and much more! March 31, 2023 - Review from Apartments.comWhere to begin... they have shut our whole building's water off NINE times in the past three months, so residents are unable to flush toilets, wash hands, shower, etc for anywhere from a few hours to the whole day. The fire alarms regularly go off in the middle of the night, and when we tried to evacuate the emergency exit was blocked (they have gotten cited twice by the fire department for not being up to code for missing exit signs/blocked exits). Twice in the past few weeks people have set off ...the fire extinguishers in the elevator/common areas and they didn't clean it up for a while. If something in your apartment breaks and you put in a maintenance request, they will take anywhere from weeks to months to fix it. Our garbage disposal broke in October and they wouldn't fix it until 4 months later, and when they did they failed to reconnect the pipes under the sink and flooded our kitchen (which we then had to clean up ourselves). Get ready to fall in the winter cuz don't clear the snow or ice off the sidewalks. They also don't clear the parking lot so if you have your car it will be stuck for a few months. The grounds outside are covered in dog poop and garbage and inside the common areas and elevators are also full of trash. The front desk take multiple days or weeks to log packages so account for that if you order something urgently. The amenities (gym, study room, computer lab) have all flooded and been closed at some point, and the printer has been broken for months so they don't actually have free 24/7 printing like they advertise. Finally, the windows don't open, so if you burn food or there are other bad smells in your apartment they'll stay there. Lack of transparency and respect from management
September 26, 2022 - Review from Apartments.comThe maintenance wasn't great and usually took forever. It was the system for actually getting maintenance that was brutal. Also, there's a good chance most of the wifi ports won't work and right when you move in you will probably have to put in at least one maintenance request upon moving in for this or other things. More importantly, the lack of transparency and the things they charge you for were really killer. For starters, the lease has a couple of ways to charge you more than you would ...expect unless you read it very closely and look for everything. For 1, it's slightly less than a year-long lease, 2nd, there's a (not cheap) fee if you want to transfer rooms because you add or subtract a roommate. Additionally, I lived there for 3 years in college and transferred every year, never once had a problem when I moved out. Then on my last move out, they racked up a bunch of charges that they suddenly needed to fix in the apartment I just moved out of now that I wasn't renewing. A lot of the charges didn't make sense and all seemed to be overpriced and like they were trying to make a little extra money off of it. For example, they were charging $40 per pinhole to paint/fill. They basically refused to have any kind of conversation with me about it when I requested a meeting about this. I tried multiple times to call, go into the office, and email to talk about these charges and they never got back to me with anything but an email reiterating what the charges were. Needless to say, I was very disappointed in how management handled the situation. If I can say anything positive about it, it was slightly cheaper than the neighboring apartments if you're looking for your own bed and bathroom. Other than that, you can definitely find better around campus, and it's worth a little extra money on your rent to not get screwed when you move out. September 26, 2022 - Review from Apartments.comThis place will try to screw you. Upon moving out we were hit with a variety of fees with no explanation and no evidence of any damage. They charged us $40 per nail hole even though they are explicitly allowed in the lease. They know that they can get away with it because their residents are students who likely don't have the money for a lawyer. They refused to meet with me or talk over the reason for the fees, and ended up threatening to send us to collections.
