I am a senior resident since 2014 and I liked this apartment, very safe and extremely near to all the places, excellent Cortland Staffs, and the admins. It is a continually active and lively community. I recommend this as one of the most beautiful apartments in IRVING, TX.

Cortland at Valley Ranch has two things going for it. The first is its excellent location on MacArthur and accessibility to everything you could possibly need within 5-10 minutes. The second would be the amenities. They are great. However, the apartments themselves “look” nicer than they are. The walls are paper thin and you can hear everything from the external stairwells to what is happening in the apartments above and below. The newly renovated apartments are not truly renovated. They’ve ...
just had thick slabs of paint put over everything including the cabinets and tubs. The floors are uneven and covered with cheap vinyl. The paint job is so sloppy, there are paint splatters all over the ground. You can see the water leak marks in the ceilings and the paint drippings all over the wall from poor workmanship. When things are replaced, it’s with cheaper quality items. The paint peels off the walls and doors. The fire ants come out as soon as the weather gets a bit nicer. There are services provided to control them but living in Texas for many years, this isn’t a small ant problem, there looks to be a deeper infestation that would probably require more money than property owners are willing to pay. This could be a beautiful complex if they put the same effort they did in their main building with the offices and amenities into their actual apartments that residents live in.

On the day one of moving, many issues reported.. Cockroach is everywhere and GARAGE has full of black stains and it is not painted at all..
